GENERAL REMARKS AND STIPULATIONS

SITUATION

Proceeding from Ludlow and the A49 onto the A4117 Kidderminster Road. On leaving the A49 the land in question will lie on your left-hand side after approximately 3 miles. It has direct public highway access as well as secondary access via a track leading from the public highway and marked on the plan. The position and extent of the land are shown on the plans attached to these details. A sale board will be erected on the property.

GROWING TIMBER

All timber is included in the sale.

SPORTING RIGHTS

All sporting rights are in hand and will be sold with the land.

In the event that following tenders there are a number which have little difference between them the vendor reserves the right to put the property up for sale by private auction with invitations being delivered to the highest tenderers to attend. The vendors would rather carry out such a process than enter a Dutch auction situation.

SIGNING OF CONTRACT

The successful purchaser will be required to sign a contract within four weeks of acceptance of their tender. To facilitate this timetable the vendors’ solicitors will have prepared a sale pack prior to the tender process. Searches will have been carried out. Purchasers will be required to pay approximately £250 plus VAT to cover the costs of such searches.

PARTICULARS OF SALE

Approximately 19.76 acres (8 hectares) of pasture land with direct public highway access onto the A4117. This piece of land is “level” and fertile. There is no mains water but the mains is in the highway that adjoins. (The large water tank on the property belongs to the grass keep licensee). It would form a useful addition to any existing farm business or indeed provide an opportunity for anybody to commence farming on a small scale, for example, with the establishment of a small holding. The soil is a fertile clay loam suitable for arable or grass production. It comprises two parcels designated 1726 and 3721 on the RPA maps. It is offered for sale freehold vacant possession. Guide price £10,000 per acre.

CONDITIONS OF TENDER

1. All tenders must be received at the agents’ offices at Ludlow Livestock Market, The Ox Pasture, Overton Road, Ludlow, SY8 4AA by 5.00pm on Friday 11th July 2025. 2. The vendor is not obliged to accept the highest tender or indeed any of the tenders. 3. A contract must be signed by Friday 8th August 2025 with completion being when vacant possession is given at the end of the existing grass keep licence (contracted date 28th November 2025 – or earlier by agreement with all parties) 4. In the event of a number of tenders being in a close proximity the vendor reserves the right to hold a private auction with invitations for bidders only. 5. The vendor will have had local searches carried out prior to tenders being received. In the event of offers being accepted the purchaser will be required to reimburse their costs.
