Description

This bright two-bedroom maisonette sits within the RIBA award-winning Royal Albert Wharf development, designed in 2018. Surrounded by podium gardens and immaculately landscaped communal areas, the setting is exceptionally peaceful, flanked by a lock on the bend of the River Thames. Its interiors have been carefully conceived for modern living and span across three levels, with a generous south-facing balcony that unfolds from the living areas. This apartment also has a private garage, and residents have access to an on-site concierge during working hours.

The Tour

Approached via a bridge across the lock, the building is dressed in a rich, brick façade with recessed balconies and cedar-clad garages set at street level.

Entry to the maisonette is on the ground floor, where the front door opens onto a a spacious hallway with plenty of understair storage. Straight ahead, the former utility room has been repurposed as a private study.

The living areas unfold across the first floor. South-facing, floor-to-ceiling glazed doors draw in an exceptional quality of light to the room, which has tall double-height ceilings. The kitchen occupies a corner position, with contrasting white and navy-blue cabinetry, quartz worktops and brass accents. Oak parquet flooring grounds the space.

There are two double bedrooms on the top floor, both with space-savvy yet generous built-in cabinetry. Both bedrooms face north and have tall, glazed doors that slide open onto Juliet balconies, with views across the opposite lock.

The main bedroom has an en suite bathroom dressed with grey subway tiles, echoing the design of the larger shared bathroom also on this floor.

Outdoor Space

An south-facing enclosed balcony stretches the breadth of the living spaces and has a generous stone shelf for potted plants. There is plenty of space for a table and chairs, while its proximity to the kitchen offers an easy spot to dine outdoors with uninterrupted views across the docks.

The maisonette also has a private garage, conveniently positioned to the right of the entrance door and accessed via a sliding, automatic doorway. There is space for one car, several bicycles and additional storage.

The Area

Lock Side Way sits within immaculately landscaped communal areas and podium gardens, peppered with coffee shops, restaurants and artist studios. There is also a children's playground and a branch of Tesco nearby. Cafe Spice Namaste, run by Cyrus Todiwala, sits only moments from the building while Georgian winery, Sadi Meli lies a few minutes walk from Gallion's Reach station. Gallion's Reach shopping park hosts a large number of amenities and is twenty minutes on foot.

The Royal Docks have been extensively upgraded to create a public outdoor recreational space. Uninterrupted views stretch over across the water and occasionally capture larger ships entering via the swing bridge. A crop of new restaurants have sprung up recently, including Tapa Tapa, China Palace and Zero Sette, a well-regarded Italian spot.

There is open-water swimming, paddle boarding and wakeboarding at the Royal Docks Adventure Watersports Centre, which offers rowing, sailing and kayaking, and is only two stops away on the DLR. Globe Rowing Club and Curlew Rowing Club also operate from here. Just across the river, accessible via the cable car or 'dangleway', are the Greenwich Peninsula and the O2 Arena.

Gallions Reach (DLR) is a short 10-minute walk from the house and runs services to Canary Wharf in 20 minutes. The West End, the City and Heathrow Airport can all be easily reached via the Elizabeth line at Custom House. Nearby, London City Airport has daily connections to Europe. There is easy access to the national motorway system, with quick routes to Essex and Kent via the A13, the A406 (North Circular) and M11 (to Stansted and Cambridge).
