Description

This 4-bed farmhouse has been beautifully renovated but retains plenty of its original Breton character. The house is a short walk from the pretty village of Carnoet, with its bakery, bars and grocers. There is a large and private garden, swim-spa, meadow and a garage.

The house offers open plan living which brings in a lot of light throughout the downstairs area. The kitchen is large, with lots of work surfaces and good storage. This room leads onto the dining room which has ample room for a table of 8, and a dresser. You can enjoy your breakfast with the morning sun flooding through the window. The living area is just off the dining room and this has sunlight from front to back. Both bathrooms are downstairs, one bath/ shower and WC situated next to the living room and one shower and WC near to the kitchen.

The downstairs bedroom is not currently needed by the current owners so this is currently the 'cocktail lounge/bar area'. This has new wooden flooring, space for a double or kingsize bed, large wardrobe and side tables. The window overlooks the back garden and is completely private. The second double bedroom is located at the top of the staircase. It accommodates a double or king size bed, dresser, large wardrobe, side table, chair and also has a door leading to what could be either an en suite or walk-in wardrobe. A skylight has recently been installed in this room. The third double is directly opposite and is equal in size and comes with a walk-in wardrobe. The fourth double is located in the loft at the top of the staircase next to the kitchen. This bedroom and shower room are self-contained.

The property is heated by two wood burning stoves and electric radiators which are in every room. Drainage is to a new septic tank.

Outside:
The plot size measures approximately 3/4 of an acre. It includes a private driveway, large front garden, large back garden and a meadow which is separated from the main garden by a large laurel hedge. There’s also a garage attached to the house.

Location:
The house is a short walk to the village centre which has a bakery, antiques shop, two bars and a small grocery store. The village is also home to The Valley of the Saints - an important heritage site which displays over 50 granite statues of Breton Saints. Nearby Callac (10mins away) has a good selection of shops, restaurants, supermarkets as well as an excellent weekly market (Wednesday morning).

The location of the property means that there is good access to northern, western and southern coastlines (all of which have a unique feel). The owners tend to go to Locquirec on the northern coast, which is about a 45min drive or Concarneau on the southern coast, which is a longer drive but is a beautiful walled town with some fabulous seafood restaurants.
