GROUND FLOOR: The accommodation comprises a generous entrance hall with fine principal staircase to the first floor. Panelled doors on either side open to the drawing room and sitting room, both with fireplaces, sash windows with shutters. The inner hall has a brick floor, door to the cloakroom and a deep cupboard. To the end of the hall are two trap doors to mini-cellars and a door to the end sitting room which has a fireplace (wood burner excluded) and part glazed doors opening through to the more recent conservatory. This has open views over the surrounding grounds. The central dining room has a fireplace (closed), a further staircase and leads through to the farmhouse kitchen. Four oven Aga, several base units, secondary staircase to the end guest bedroom. There is an excellent walk-in pantry with fitted shelving. To the end of the house is a utility room.

FIRST FLOOR: The principal staircase leads onto a gallery landing with far reaching views and doors to two superb front bedrooms both with dual aspects, fireplaces and washbasins. The inner landing leads to three further bedrooms, a back staircase and an inner landing off which is the only bathroom. There are two further bedrooms both with sinks and the end bedroom also has a bidet and access to a staircase down to the kitchen.

OUTSIDE: The house is approached from Low Road, along a track which crosses over the river Blyth, and continues all the way up to the property where it culminates in a parking sweep to the rear of the house. There are extensive remains of old brick farm buildings and the old frame of a granary barn to the side of the house. There is a wood store and two large outbuildings. The first building has 30 internal kennels and the second outbuilding is divided into four stables fronted by a concrete standing. To the front and side of the house are extensive lawns/meadows and a pond along with a further track which connects back to the Ubbeston Road.

Grove Farm is situated in the rural hamlet of Banyards Green and on the edge of the lovely village of Laxfield. The historic village forms a focal point for the surrounding area and contains a good range of local facilities including a primary school, general stores, Post Office and garage, as well as the renowned Low House pub. The market town of Framlingham is about 8 miles to the south, offering an excellent range of shopping, recreational and educational facilities in both the public and private sectors. The Suffolk Heritage Coast is easily accessible some 16 miles to the east. InterCity services run regularly from the county town of Ipswich, which lies 23 miles to the southwest, to London’s Liverpool Street Station. The market town of Diss, 12 miles to the north west, also offers regular Intercity services to London’s Liverpool Street and to Norwich.
