Oaks Farmhouse
Situated in the heart of Oaks Farmyard, the house which is presently vacant, includes 2 reception rooms, a kitchen with larder whilst on the first floor 4 bedrooms and a family bathroom. The north and east aspects overlook a spacious cottage garden with summer house.


Oaks Farmyard:
Oaks Farmyard comprises two open-sided livestock barns, a singlespan structure, a double-span store, alongside a portal-framed agricultural building suitable for machinery or grain storage. The yard also offers development potential, featuring a range of attractive traditional brick buildings.
The farmyard is the centre of the farming operations with good infrastructure allowing for cattle to be moved across the land along tracks with ease. The newest barn was constructed in 2014 and the buildings are used for housing cattle and calving in the spring.

The 679.65 acres (275.04 hectares) of farmland comprises 247.80 acres (100.28 hectares) of grass land and 313.63 acres (126.91 hectares) of woodland. The land within Lot Two forms an attractive rural landscape typical of this part of Nottinghamshire, characterised by gently rolling arable countryside interspersed with well-managed blocks of mixed woodland. Elevated in places, the setting affords far-reaching views across the valley towards Moorgreen Reservoir and beyond.

There are 60.61 acres (24.53 hectares) currently growing miscanthus. This is grown under contract to a third party. The remainder of the agricultural land is down to pasture with cuts of silage taken and grazed by the cattle. The land regularly receives farmyard manure and is in good heart, with the fences and hedgerows all in a good condition.


Woodland:
The estate includes 339.15 acres (137.25 hectares) of woodland across Lot 1 and 2 which has been actively managed to allow future income to be derived from it, whilst also enhancing the estate's amenity and sporting appeal.

Approximately 150.87 acres (61.05 hectares) across Lot 2 are held on a 999-year lease with Forestry England, with 924 years remaining. This long-term arrangement provides security and complements the estate’s broader natural assets. The sporting rights are excluded from the lease, enabling sporting activities to occur across the land.


Reservoir:
The 42.76 acre (17.30 hectares) reservoir forms a striking feature within the landscape and will appeal to fishing enthusiasts, with established fishing opportunities and specimen fish of up to 43 lbs. A private footpath largely follows the water’s edge, enhancing its recreational appeal and making it a particularly scenic and tranquil part of the estate.

At present, annual permits are provided to fishing enthusiasts, the licence permits access to the reservoir to fish for carp and other species on a yearly basis.


Beauvale Lodge Caravan Site:
Beauvale Lodge caravan site offers large, weatherproof pitches throughout the year, located on a quiet corner of the estate. Guests can enjoy access to the south bank of Moorgreen Reservoir, situated about 50 metres from the site. To the rear of Beauvale Lodge is a portal-framed building, providing facilities for the campsite.

There are a further 6 residential properties under a mixture of occupancies.

The Greasley Estate is located approximately 2 miles north of Eastwood, a town offering essential amenities such as supermarkets, a post office, and several traditional pubs.
