Description

A SUBSTANTIAL AND BEAUTIFULLY KEPT HOUSE AND GARDEN IN AN EXCELLENT EDGE OF VILLAGE SETTING WITH VIEWS ALL AROUND....NO ONWARD CHAIN.

A substantial detached house in a rural setting close to the village, Little Bailie was built by the Church Commissioner, owners of the surrounding land, in the 1930’s and was home to the Bishop of Sherborne until it was sold in 2010. Our clients purchased it in 2022 and set about refurbishing it again to create the well appointed and very comfortable home they have today. Extending to over 3,000 sq/ft the accommodation is immaculately presented and comprises a large reception hall, a sitting room/study, a drawing room, a fabulous open plan living kitchen/dining room which opens into the garden, and another office/study and sitting room which could easily be adapted to create a ground floor annexe/4th bedroom suite. A separate utility room and cloakroom complete the ground floor, and upstairs there are now three generous bedrooms and three bathrooms. The recent refurbishment included a new kitchen and bathrooms, new double glazed windows and doors. The style, light and space establish Little Bailie as a fabulous home, but the flexible layout, large garden and lack of neighbours means there is also enormous potential to extend and further improve the house if required (subject to consent).

The current owners also turned their attention to relandscaping the garden, simplifying the layout but retaining the best of the mature boarders and many of the lovely specimen trees and shrubs. Extending to about ¾ of an acre the garden surrounds the house on all sides, and with no immediate neighbours the 360 degree outlook can be enjoyed in private. To the front of the house a wide tarmac drive provides plenty of parking and access to a detached double garage with additional storage sheds. Immediately behind the house, a paved terrace looks due south over the garden towards the woods and Charborough Park in the distance and a new garden room/summer house has been located where you can sit and enjoy the view and the evening sun.

Little Bailie is situated in open country on the edge of Sturminster Marshall, a popular village with two pubs (The Golden Fox and The Red Lion), a couple of shops, post office and pharmacy, and a well-regarded primary school. For a wider range of amenities, it is only a short drive to Blandford with its historic Georgian market square, M&S food hall, Lidl and Tesco superstores or Wimborne for Waitrose, a busy shopping area with pubs and restaurants, and the Tivoli Theatre. The popularity of the village is enhanced by its great location in the Stour Valley, surrounded by lovely countryside but only a short drive from many of the region’s vital business centres. It is an ideal base for commuting to Dorchester, Ferndown, Poole and Bournemouth, and easy access onto the A31 provides a quick link to the M27 for Southampton and Portsmouth, and the M3 up to London. Poole is the nearest station (London Waterloo about 2 hours).

Badbury Rings and Kingston Lacy (National Trust) are on the doorstep and there are plenty of opportunities for sport and recreation. There are golf courses and sports clubs in and around Blandford and Poole, and great opportunities for walking, water sports and sailing in Poole Harbour, Studland Bay and along the famous Jurassic Coastline, all within half an hour’s drive. The area owes a lot of its popularity to the wide selections of schools at all level and in addition to local primary and secondary schools, Poole retains boys’ and girls’ grammar schools and independent schools in the area include Canford, Bryanston, Clayesmore and Milton Abbey, as well as Dumpton, Castle Court and Hanford prep schools.
