Bromyard has the Queen Elizabeth High School for pupils aged 11 to 16; other schools are available, both public and private sector, in neighbouring towns and cities: Malvern College, Malvern St James, Hereford Cathedral School, King’s School Worcester, to name just a few. 
 
Walks and rides are available close by: the lane is also a public footpath, leading south through the countryside, and there is a bridleway to the east. Fishing is available at the fish pools at Munderfield Harold, one third of a mile to the south; riding stables are at Noakes Farm and golf courses can be found in Leominster and Upper Sapey. National Trust properties are available near Bromyard and Leominster. 
 
Mainline rail links are available in Leominster, 10 miles away, and in Malvern and Ledbury, each 14 miles away. The motorway network can be accessed at Junction 7 of the M5, Worcester South, around 19 miles to the east, or via Junction 2 of the M50, around 18 miles south.

The Property

The entrance porch to the property has a mono-pitched tiled roof and part-glazed door, original, time-worn stone floor, leading to a substantial, solid wood door into the entrance hall. The hall has stairs rising to the first floor, a coat rack and an under-stairs storage cupboard. The study, with window to the side, is open to the hallway and has a door leading into the bathroom.

From the sitting room, a traditional four-panel door opens into the kitchen-dining room, a very large, dual aspect room, which has scope to be divided into two separate rooms. The flooring is ceramic tiles and the kitchen has a range of Shaker-style base and wall units with tiled splashbacks and a door to the rear garden. The dining area features an exposed stone wall and exposed beam between the kitchen and dining areas. 
 
The utility room overlooks the rear garden and has fitted base and wall units, ceramic tiled floor, and a wall-mounted Worcester boiler, fitted in 2023. 
 
The first-floor landing has three doors: two leading into the bedrooms and one into the large wardrobe off the master bedroom: this configuration, combined with the generous proportions of the master bedroom and windows at either end, offer scope for this space to contain two double bedrooms, rather than just one. The second bedroom has views south over the adjacent countryside. 

Outside

The concrete and gravel driveway to the side of the property provide parking adjacent to the house and also lead into the small paddock. The grounds are level, incorporating two large terraces, with mature trees providing dappled shade to both, and a large garden leading to the paddock, which houses a well-built timber storage shed. Dense hedging separates the garden from the road and there is traditional metal estate fencing and further hedging to the small lane leading down to Munderfield Harold. 
The views across to the Malvern Hills are spectacular.
