Description

Located in sought-after Upper Leytonstone, just a leisurely stroll from Hollow Pond, and with commuter links from Leytonstone Tube, this spacious and bright Edwardian house features five bedrooms, three bathrooms, multiple living spaces set over three floors and a storage basement. Outside, it benefits from off-street parking to the front and a private rear garden ripe for landscaping.

The property is currently a well-cared-for blank canvas with modern bathrooms and a large, functional kitchen, and has endless potential for someone who will appreciate the generous proportions and light-filled spaces on offer. With a few cosmetic upgrades, it could easily be transformed into a stunning family home on a quiet street near excellent schools and Leytonstone’s bustling town centre.

STEP INSIDE

Arriving at the house, you’ll find parking for one car on a driveway framed by low brick walls and a terracotta tiled path. The full-height gable end bay window is a lovely feature, while glazed double doors and windows create a convenient enclosed porch for removing coats and shoes.

From here, a traditional panelled front door, finished in a bold red with glass panels and a transom, opens into the spot-lit hallway. With high ceilings, it’s a great size, while beneath the carpeted staircase ahead, stairs descend to a spacious storage basement.

The wood-effect laminate flooring runs throughout the ground floor, including in the fabulously proportioned living room to your right. This is a lovely and sunny space, with light flooding in from the huge square bay window to the front, which features grey roller blinds, obscured lower panes for privacy, and a wide radiator beneath. A central pendant and LED downlights also illuminate the room, while alcoves on either side of the chimney breast could easily be fitted with shelves and cupboards.

Behind the living room, you’ll find a second reception, which could be used as a family room, office, or dining room. Here, a tall glazed door beside a chimney breast with a recessed brick fireplace opens to the side patio and the garden.

Beyond lies a huge open-plan dining kitchen, brightened by a plethora of ceiling spots, a side window, and French doors to the garden. Warmed by two radiators, the kitchen is fitted with an extensive range of wooden cabinetry with a grey tiled splashback facing a large, matching central island bar. Integrated appliances include a double oven with a gas hob and extractor hood, a 1.5-bowl stainless-steel sink, additionally there is a freestanding Hotpoint American-style fridge-freezer.

Between the rear reception and kitchen, you’ll also find a useful utility with a sink, extra storage, and space for two laundry appliances. This leads to a cloakroom WC, complete with a loo and sink, and a side window for natural light. There is also access from here into the side return, leading out to the garden.

From the hallway, a carpeted staircase with white-painted spindles rises to a split-level landing. The laminate flooring and white walls continue in all four bedrooms, which are lit by pendants and warmed by radiators.

Drenched with light from a large square bay, the spacious front double adjoins a single bedroom brightened by a tall window. You’ll also find another large double, which overlooks the side return via a big awning window.

In the well-proportioned double bedroom at the back of the house, French doors and a side window pull a fresh breeze through in the summer and ensure a year-round cheerful atmosphere. It also benefits from a part-tiled, modern en suite shower room, so it could be used as a master suite as an alternative to the one on the top floor.

Meanwhile, the other three bedrooms are served by a family bathroom. Warmed by a stylish heated towel rail, it contains modern white sanitaryware, a large bath with a glass-screened shower above, and a white tiled splashback.

Back on the landing, a matching carpeted staircase with a storage space beneath leads to the spot-lit top-floor suite. In the oversized double bedroom, a wide picture window pairs with a skylight to frame the rooftop views, while a cupboard in the eaves offers practical storage. You’ll also find space for a freestanding wardrobe and a nook for a desk – perfect for home working. The adjoining en suite is lined with white tiles to complement the modern sanitaryware and a chrome-edged shower enclosure with a handheld attachment and a stylish arched showerhead.

OUTDOORS

Open the French doors in the kitchen to discover the garden. Extending to 42 feet, it’s fully enclosed, and with a little work, could become an idyllic oasis from urban life. The lower terrace will be a particularly pleasant spot for a quiet morning brew, while the shed in the corner offers useful storage for outdoor supplies and gardening equipment. Follow the patio around to the side of the house for direct access to the family room and utility.

About Eeleven, E11

45 High Street, Wanstead, London, E11 2AA
Industry affiliations:

The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.

We've had a longstanding love affair with these remarkable and versatile properties - from the architecture outside, to the detail within, and the versatility of the design - but it's the imagination of people who make one their project that really stirs our soul.

Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion!

Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood.

And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience.

Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
