Buildings, gardens and grounds
One of the defining features of Mill Farm are the range of buildings and land that has provide tremendous potential for a variety of lifestyles.

A detached self-contained annexe is an excellent asset to the house, but it would be fair to say would benefit from updating to fulfil its potential. The building would also work well as a work from home space and/or studio, games room or similar. A purpose built two bay car port, with garage, is conveniently beside the house. The former farmyard is to the south, with a substantial general purpose steel frame barn, and further traditional single storey barns, with their own access.

The gardens of the house are mainly to the west, with lawns, assorted shrubs and trees that provide the basis of the garden but which have been allowed to become overgrown until recently, so will require attention to restore to the former glory. To the north of the house is an area of woodland, with post and rail fencing dividing the house from the paddocks, which form the majority of the remaining land, framed by mature hedging and woodland.

Location

Mill Farm is located on its own, to the south-east of the West Norfolk village of Middleton. The village is well-served, with a village shop and post office, and Middletons steak, seafood and pizza restaurant.

The local and historic market town of Kings Lynn is close by, and was once a major port and centre of trade, resulting in some fabulous and architecturally notable buildings. The town has a range of retail offerings, local amenities, supermarkets, golf club and other sports facilities, and a main line rail service to London Kings Cross, and to Cambridge.

The Norfolk coastline can be accessed to the north, about 15 miles away in Snettisham, with the coastline as a whole providing excellent bird watching, sailing, golf at Old Hunstanton and Royal West Norfolk, and a plethora of gastro pubs through to Michelin starred dining at The Neptune in Old Hunstanton.
