A mixed arable and grassland farm in an accessible location with superb views over open countryside southwards to the Downs and north over the High Weald AONB. Offered as a whole or in two lots. Lot 2 is essentially bare land which extends to some 43.22 acres.

The farm extends in total to circa 64.94 acres, with a range of farm buildings and stables found in the northern block providing some 7,245 square feet of covered space in total. The holding bears typical rolling characteristics of the High Weald. With enclosures defined by way of mature hedgerows and tree screens. Split into two discernable blocks by way of the Cowbeech Road, the land is classified as Grade 3 Agricultural Land, comprising slightly acidic loamy and clayey soils with impeded drainage. Lot 2
Extending in total to some 43.22 acres the block comprises bare land, found outside of the AONB but within a Nitrate Vulnerable Zone (NVZ) and consists of six fields/enclosures delineated by mature hedgerows and tree screens, with two principle field parcels, one down to permanent pasture and the other arably cropped, with a central belt of ancient woodland that itself contains a small pond.

Rights of Way
According to the County Definitive Plan there
are no public rights of way. (There is however a
right of way in favour of an adjoining property,
along the track on the southwestern boundary
of Lot 1).

Stunts Green is a pretty hamlet which is about a mile to the north west of the village of Herstmonceux on the southerly edge of the High Weald Area of Outstanding Natural Beauty. Herstmonceux offers a good range of local shops and services including village store, post office, public houses, restaurants and a medical centre; it is also renowned for its beautiful Elizabethan moated castle and The Observatory Science Centre. The larger market town of Hailsham is about 4 miles to the west with a good selection of shops and supermarkets, together with Sussex’s only livestock market holding weekly sales.

The coastal town of Eastbourne is about 12 miles away, Lewes about 15 miles to the west and Tunbridge Wells about 20 miles to the north.

There are several equestrian facilities in the area; the Comphurst Cross Country training facility is only 2 miles away. The Golden Cross Equestrian Centre is about 7.4 miles and The All England Jumping Course at Hickstead about 30 miles.

Battle mainline station (London Bridge/Charing Cross) is about 9.5 miles and Polegate station (London Victoria) some 8 miles.
