Description

A single storey bespoke designed, 2 bedroom property with ensuite to the main bedroom, standing in a west facing easy to maintain garden and within an easy walk of the bustling High Street. Built by Croudace Homes in 2017 in their Hunston design, the property is essentially detached but linked by a treble length carport. Features include a Paula Rosa white gloss kitchen with black granite effect counter tops and built in appliances of electric eye level oven, fridge/freezer, gas hob and fitted dishwasher. The kitchen diner has a tiled floor and a door opening out onto the garden. The sitting room also has access to the garden via double doors. The hallway provides good storage including a single and double storage cupboard which houses the pressurised hot water system powered from a gas fired boiler. A hatch from the hall with drop down ladder offers additional space to store items. Two integrated solar panels on the front roof slope generate electricity which we understand is used to supplement the usage within the property. All windows and doors are double glazed, with radiators to all rooms. Outside the front garden offers an evergreen low hedge to off-set the property from the pavement with well stocked rose and shrub beds either side of the storm porch entrance. To the side a brick paved carport provides shelter for two or three vehicles. This leads down to an insulated garden shed with adjacent gate leading into the rear garden. These face south west and have been professionally landscaped in square patio slabs interspersed with curved brick sections. There are several sleeper retaining borders alongside the close panel fencing that encloses the garden. There is great potential for pots and troughs to add to these areas. An electrically operated sun shade sits over the sitting room windows and doors.

Charlwood Drive is situated on the eastern side of the village connected to Furners Lane and the High Street via a walkway through Benson Road. The community of Henfield offers everything you would expect of a small town, yet fiercely defends its village status. There is an excellent primary school, medical centre, leisure centre, Sainsburys local, range of pubs and cafes as well as the South Downs link (former railway line) which is perfect for walking, running and cycling. The nearest railway station is at Hassocks is 7.5 miles (mainline services into London Bridge, Victoria and Thames Link). Brighton city centre is 20 mins to the south with Gatwick international airport about half an hour.
