DESCRIPTION
Willow Cottage and is a very rare and stunning Grade II listed country house, situated in the most beautiful rural setting, right at the foot of the South Downs, together with gardens and grounds, a chalk stream, a lake, a paddock and extensive woodland. The house is believed to have been built in the early 1800’s as a hunting lodge, with later additions, and has attractive elevations of stone rubble with brick and Gothic casement windows with latticed panes, all under a clay tiled roof. The property has been in the same ownership for since 1969 and the house and grounds have been lovingly maintained for many year. The spacious accommodation includes an entrance hall, very good size drawing room with fireplace and lovely views over the gardens and lake, a dining room, fitted kitchen, rear hall and store. On the first floor is a large main bedroom, with a pretty picture window giving views over the gardens and lake and with an en suite bathroom. There are 2 further bedrooms and a study/potential single bedroom, plus a family bathroom.

The setting and grounds of Willow Cottage are stunning. The property is approached from Beechwood Lane over a gravel entrance drive with a parking area to the left. The drive continues up to a further parking area where there are 2 detached double garage, one with a workshop and the other with first floor storage. The gardens and grounds are gorgeous and include a paved terrace adjacent to the house, areas of lawn, mature hedges and trees and a large bank that produces a beautiful display of spring flowers. The gardens include a stunning chalk stream fed trout lake with wooden bridge, a chalk stream, a paddock and an extensive area of woodland of about 37 acres. In all the property extends to about 41.6 acres.

The property is being offered as a whole, but the vendors may consider selling part of the woodland as a separate lot, Ash shown in red on the land plan. It should also be noted that parts of the woodland contain trees that appear to be affected by Ash dieback.
