Description

A21277SAT32 - La Margautière, located in the centre of Barbotan les Thermes, is a former *** hotel and restaurant (formerly the Hôtel Beauséjour) with a surface area of around 900 m2 on 2 floors + 1 convertible attic of 400 m2, currently used solely as :

- 2 gîtes (45 m2 each rated **** each) rented out to spa guests for 3 weeks from April to the end of October (ground floor),

- 1 large room formerly used as a restaurant (ground floor),

- 1 delicatessen (ground floor),

- 1 tea room (ground floor),

- R1 has been kept by the owners as their main residence and offices,

- R2 is the attic, which can be converted; there is already 1 studio flat.

Composition :

- 18 bedrooms,

- 5 studio flats,

- Ancillary rooms,

- Convertible attic space of around 400 m2,

- 1 basement (scullery + boiler room)

- 1 restaurant,

- 1 delicatessen,

- Air conditioning in all rooms,

- 1 indoor swimming pool (chlorine) 12 m x 5 m,

- 1 enclosed park with trees > 1,000m2 + 2 terraces,

- 1 private car park,

- 1 garage

Possible destinations for La Margautière :

1. Keep the current configuration (ideal for a family project only),

2. To become a hotel again, with or without restaurant services (possibility of a management lease for the restaurant),

3. Annual rental to independent senior citizens (very fashionable, increasingly sought-after, more convivial and less expensive than an old people's home), the site being ideally suited to this with its communal areas, parkland and swimming pool,

4. Joint ownership by independent senior citizens who wish to live here all year round, or for a few months a year, and who can rent out their accommodation for the rest of the year (also very popular, with wealthy spa visitors investing in flats so that they can come to Barbotan more often),

5. Annual rental to working people (there are very few properties available for annual rental, it's a scourge, all the owners are looking into renting to spa visitors/tourists),

6. Co-ownership by working people,

7. A combination of all these options, possibly selling or subletting the restaurant part of the business, or simply doing away with this activity in favour of creating new accommodation.
The commune :

Barbotan les Thermes (twinned with the commune of 32150 Cazaubon), is a spa resort, welcoming 12,000 curists/year from March to November.

It is also a popular family holiday destination with its leisure centre on Lac de L'Uby (80 ha), classified as a Station Verte, Fishing Station, Cittaslow and Wine Route, attracting several thousand tourists a year.

There are around 1,700 year-round residents.

Its assets :

- Its mild, oceanic climate is mild all year round, with frost at -2°C for 5 days a year, and rain lasting no more than 2 days in a row, unlike the Basque Country or the Pau region, where the sun is always shining,

- Its slightly undulating biotope, characterised by its woods, lakes, vineyards, meadows and few cereal fields - everything is green all year round. It's a lush natural environment, with no drought to contend with,

- Its gastronomy (cradle of Bas Armagnac), duck country,

- Its renowned spa belonging to the Chaine Thermale du Soleil (CTS is the largest company in France in the spa sector, with more than 2,000 employees), the ‘empire’ of the Guerard family (La Margautière is only 500 m away), the spa starts around 15/03 and finishes around 15/11.

- Its casino (300 m),

- Its cinema (500 m),

- Its leisure centre (outdoor swimming pool, tennis court, rowing, paddle...) on Lac de l'Uby (80 ha just 3 minutes from La Margautière), and the Huttopia campsite (very natural), welcoming countless tourists of all nationalities,

- 2 racecourses (5 minutes away),

- Nursery school + secondary school (5 minutes),

- 2 golf courses (30 minutes),

- Its outdoor activities, hiking (several dozen kilometres of cycle paths), fishing, hunting (a popular area for stalking Brocades in summer, and in winter, for the passage of goshawks), Ball-Trap (French championship in August), mushroom picking... (The film ‘Happiness is in the Meadow’ was filmed in the area),

- Its tranquillity (no incivility, no aggression...),

- Gendarmerie and fire station 4 minutes away,

- The CA bank, which is very ‘aggressive’ on local investment, particularly for property projects,

- Barbotan's geographical location, 30 minutes from the motorway, 30 minutes from the future Bordeaux-Toulouse high-speed train line (completion date 2032), close to the ocean and ski slopes.

- With its shops and craftsmen, Barbotan feels like a small town, even though it is a large village (pharmacy, bakeries X 3, restaurants, tobacconists, hairdressers X 3, Intermarché and Gamme vert 4 minutes away, Super U 7 minutes away, doctors, physiotherapists, dentists, private nurses, 1st clinic 20 minutes away, etc.).

Location:

- 40 minutes from Mont de Marsan,

- 25 minutes from Nogaro (motor racing circuit) = high footfall,

- 1 hour from Agen

- 1h15 from Pau,

- 1h30 from Bordeaux,

- 1h40 from Hossegor-Capbreton (Ocean)

- 2 hours from Toulouse,

- 2h10 from Saint-Lary-Soulan (ski resort)

- Motorway 30 minutes away,

- The future Bordeaux-Toulouse high-speed rail link in 2032 will be 30 minutes away, meaning that Paris will be less than 3 hours 30 minutes from Barbotan.

Advice on buying French property

Learn everything you need to know to successfully find and buy a property in France.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
