Description
Description
Lochlane Smiddy is a charming traditional cottage which has been extended and modernised over the years. In 2019, the property was extended to add two more bedrooms, and underwent a major programme of refurbishment. The accommodation is all on one level. There is an open plan dining / kitchen and a large south facing sitting room at the heart of the house. The bedrooms wrap around the north and east side of the property and a fabulous amount of utility space is laid out in a west wing. The bright entrance hall links the utility wing to the main body of the house. The contemporary kitchen has a lovely farmhouse feel and central island with bar stools. The slate flooring runs into the dining area where there is an old cast iron fireplace and lots of space for a dining table. French windows open to the garden. The adjacent sitting room is a light and lofty south facing room with French windows to the garden, a timber floor and a wood burning stove for extra winter warmth. Beyond the sitting room, the main bedroom suite has a dressing room and shower room whilst three further double bedrooms share a bathroom. The two newest bedrooms are part of the most recent extension and are accessed by a well-lit corridor at the back of the house which links back to the kitchen and gives the house a good flow. A shelved pantry beside the kitchen also has a back door. At the west end of the house there is a WC, utility room/boiler room, a back hall and a boot room which links to a conservatory.
Garage and annexe
Adjacent to the main house is an attractive double garage that incorporates an independent one bedroom annexe. The annexe has a ground floor lobby and dining kitchen with a sitting area, double bedroom and shower room on the first floor. It is ideal for relatives, guests and potentially for short term lets.
Garden and grounds
The garden at Lochlane Smiddy is a particular feature of the property, being mature and stocked with a range of well-established plants and shrubs. It is laid out on the south side of the house. There is a sheltered terrace beside the house as well as a second newly paved terrace which is ideal as a barbeque area with more space for garden furniture. There are beautiful herbaceous borders, azaleas and rhododendrons, and neatly clipped hedges divide the garden into sections. Beyond the main part of the garden is an enclosed vegetable garden and a chicken run. The remainder of the grounds are largely left as meadow with mown paths. There is enormous potential to do more with the grounds depending on a buyer’s interests.
