Description
THE PROPERTY
Tucked away near the heart of the most delightful village of Bradpole and situated at the end of a no through lane, first glimpses of Orchard Barn are most impressive, constructed of Ham stone under a pitched slate roof.
On first entering the property there is a real sense of charm and space, with a large hall and pretty tiled flooring. Just off the hall is a cloakroom and large study with attractive stripped wood flooring, leading perfectly into the most fantastic open plan kitchen, sitting room, and garden room, perfect for entertaining on a large scale. This forms a wonderful hub to the house with views and double doors leading out to the gardens and paved terrace, ideal for al fresco dining and entertaining on a large scale. There is also a very useful utility room and larder, with underfloor heating throughout the ground floor.
The real surprise however is the most incredible main lounge with high vaulted ceilings, central stone fireplace and wood burning stove. This room is quite simply 'as good as it gets' and again has direct access to the garden.
From here, wooden stairs lead up to a double bedroom and en suite bathroom, ideal for guests. Three further bedrooms are situated on the first floor accessed via a staircase in the reception hall, including a large master bedroom with an en suite bathroom and views over the gardens. There is also a shower room on this floor.
THE ANNEXE
To the side of the property is a very good sized, one bedroomed annexe with a large bathroom and its own separate access. This would be suitable for children or as a holiday rental. A secret door gives access to the reception hall which can also be annexed off from the main property.
OUTSIDE
Parking is to the front of the house, and the main garden lies to the South. The beautifully designed garden is a true utopia for children and animals, with many places to sit and take in the most tranquil setting. There is a large lawned area and well stocked herbaceous borders and specimen trees. At the end of the garden is a meandering river, and many places to sit on a nice summers evening. There is also a raised vegetable bed, a greenhouse and a number of garden sheds, including a large workshop. It is a true delight.
All in all, this is a truly wonderful property in an idyllic yet very convenient location.
LOCATION
Orchard Barn is situated in a delightful position on a no through road on the edge of the thriving village of Bradpole. The village has the pretty Holy Trinity Church, village hall and a butcher's shop. The vibrant and popular market town of Bridport is about 1.5 miles to the south, and is a pleasant walk into town, largely along the pretty riverside walk through Happy Island. Bridport retains an excellent number of independent shops and restaurants and a thriving street market held on Saturdays and Wednesdays, along with an interesting vintage quarter. There is also a good Cottage Hospital, a large Medical Centre, popular Leisure Centre, a successful Arts Centre and a number of independent festivals involving the Arts which are held throughout the year. Several supermarkets, including Waitrose, are also in the town.
Within convenient driving distance is the County Town of Dorchester which has an excellent range of facilities including shops, restaurants, public houses and supermarkets, and Dorchester County Hospital. Also worth a mention is the vibrant development at Brewery Square with its cinema, bars, restaurants and leading shops. There are two railway stations with regular services to London Waterloo and Bristol in Dorchester as well as mainline railway stations to London Waterloo in the nearby towns of Crewkerne and Axminster.
