Crediton is an historic market town with a population of about 7,000 situated about seven miles to the northwest of Exeter. The town has a good shopping centre with a diverse range of shops running the length of the wide main street. Morrisons and Tesco superstore are also in the town. There is excellent schooling for both primary and secondary, an eighteen-hole golf course as well as a leisure centre with swimming pool. Crediton train station is about three quarters of a mile from the town centre, on the well-known Tarka Line, which provides good service links to Exeter and countrywide.

The inner hall from the sitting room gives access to the three bedrooms and bathroom, with one bedroom giving access to the rear conservatory overlooking the gardens and opening out onto the enclosed rear patio area. The front gardens are lawned with a driveway to the right leading to the carport with steps leading up to the front door. The rear garden is accessed from the conservatory or the carport with steps leading up to the first formal lawn with flower and shrub beds within a stone retaining wall. The upper garden consists of a stone chipping area and further lawn which is enclosed by newly erected fencing, enjoying views over Crediton and surrounding countryside.
