HISTORIC MOVEMENT
The property has been subject to some cracking in the rear walls on the ground, first and second floors. A structural defects report was commissioned in 2022 which recommended the fitting of crack monitors and re-inspections over a 12 months period. The last of these inspections took place in November 2023, when it was identified that any movement was not significantly progressive.
The survey dated November 2023 notes: the movement evidenced by the crack monitors is horizontal with no noticeable vertical or rotational movement to the crack monitors. Cracking would also be expected to the front wall of the property. Another consideration would be that movement may be a manifest of some element of ratcheting distortion caused by bookend movement in the terrace but again we would expect to see greater expansion at higher levels than at lower levels. There is also no significant deflection or movement to the external walls. The cracks seen are categorised by BRE Digest 251 as Cracks easily filled. Recurrent cracks can be masked by suitable linings.
Buyers should undertake their own due-diligence in this respect, to satisfy both themselves and any lender if mortgage finance is required.
