Description

An attractive four-bedroom home in a sought after village.

Description

Situated close to the heart of the village of Minety in close proximity to the well-regarded village school, this detached house is the ideal family home. The property was built in the 1980s and is well positioned to enjoy a pleasant residential setting which receives excellent natural light. The attractive setting allows for lovely views to the rear over open countryside. The interiors are well presented throughout and the vendors have made a number of updates to modernise the house, including extending the kitchen area, new oak floors downstairs and replacing all doors and windows.

The accommodation is spacious and well planned, with highlights including the inviting dining room, the spacious sitting room with its wood-burning stove, and the attractive farmhouse-style kitchen. The latter leads out to a utility and boot room which connects the house to the attached double garage. There is also a home office and a cloakroom on the ground floor. Upstairs there is a principal bedroom with en suite shower room, two further double bedrooms, a smaller single bedroom and a family bathroom with a walk-in shower.

Outside
Silver Lea faces onto its own good-size gated gravel driveway. There is ample parking for a number of cars as well as an attached garage and a pretty front garden enclosed by post and rail fencing. The rear garden faces south and has a boundary of beech hedges and wooden panel fencing. The garden is mostly lawned with beautifully tended flowerbeds filled with shrubs and perennials, and there is a large patio to the rear with an established wisteria growing over a pergola.

Location

Minety is a popular and conveniently placed village with local facilities including an active Rugby club which is a social hub for residents of all ages. Minety also benefits from a lovely village hall and a useful community shop. Good day to day shopping can be found in Cirencester and Malmesbury, both of which have a Waitrose supermarket. The former, often referred to as the ‘capital of the Cotswolds’, also has a wide range of boutique shops and a frequent market.

For schooling, there is a pre-school, primary schools in Minety and Oaksey and buses to Malmesbury secondary school. For commuters, the M4 is easily accessed at junction 16 and a mainline rail station at either Swindon or Kemble on the Paddington line (journey time from 50 minutes). There are numerous footpaths and bridleways in the locality to enjoy the countryside and in particular various aquatic sports can be enjoyed at the nearby Cotswold Lakes. Other sporting activities include golf at Oaksey and South Cerney.
