Situated in an enviable setting overlooking the green in Flempton, 7 The Green is an attractive Grade II listed home, built of traditional timber-frame construction under a thatched roofline. The property is believed to date back to the mid 17th-century, along with further 19th-century alterations, and has been beautifully and thoughtfully modernised over the last decade, cleverly blending the charming character of the home with contemporary nuances and high-quality upgrades throughout.

Arranged over two floors, the accommodation extends to around 2,185sq-ft, providing versatile accommodation comprising front door leading to a large reception hall with slate flooring, staircase to the first floor and former fireplace. To the back of the reception hall is a stable door out to the gardens.

The living area is formed of two lovely reception rooms comprising a sitting room with inglenook fireplace with wood-burning stove, oak-effect Karndean flooring, and window overlooking the green. Open studwork to a dining room with solid oak glazed bi-fold doors to the gardens, large storage cupboard.

The kitchen/breakfast room has been beautifully crafted by Davonport, who have created a tasteful range of shaker-style units with granite worktop and matching island, inset ceramic sink with drainer, freestanding Everhot electric range. From the kitchen, there is a utility room, larder and rear porch.

The first-floor is accessed via two staircases, the ‘east wing’ staircase from the kitchen leads up to a large landing area leading to the principal bedroom with window overlooking the green, and en suite bathroom which has been updated to feature a luxurious white suite comprising Neptune wash basin and stand, Duravit bath with quartz stone surround, separate shower cubicle and low-level WC. From the landing is a further double bedroom with large walk-in storage cupboard.

The staircase to the west leads up to a landing area, with further double bedroom with views over the green, and separate bathroom, fitted with a traditional white suite comprising tiled floors and walls, freestanding bath with ball-and-claw feet, low-level WC, wash basin and heated towel rail.

There is a detached double garage with electric roller doors, part of which houses the modern biomass boiler system.

The gardens are of particular note, with a large expanse of lawn with a variety of mature trees and shrubs, paved terrace, feature pond which all lead down to the water meadows.
