Description

***OPEN HOUSE*** Saturday 14th of June by appointment

Welcome to Albion Hill, a coastal inspired, four bedroom semi detached family home in a popular, residential, Exmouth location just moments from the vibrant town centre amenities and public transport links.

This versatile home is deceptively spacious with multiple bedroom, home working or hobby spaces. Upon entering you are greeted by clean and aesthetic interiors with a useful, internal entrance porch with stylish tiling leading to the ground floor hallway, decked with a stunning oak style Karndean flooring throughout.

On the ground floor, there are two double bedrooms, one with direct access via French doors to the courtyard garden and the other currently used as a home office. These bedrooms share use of a modern, family bathroom. An access door through to the integral single garage with electric up and over door provides ample parking or storage space with a handy utility area and door to the rear of the home.

LED sensor lights lead you upstairs to the first floor, from here there is a handy reading nook or desk space on your left hand side flowing through to a luxury shower room and generous bedroom or snug.

To the right a bright and spacious, triple aspect kitchen dining room with open plan layout to the lounge. The kitchen has been thoughtfully designed in colours to complement the nearby Jurassic coastline with high specification, built in appliances and traditional oak block worksurfaces.

A convenient, solid oak breakfast bar come dining table creates a central peninsula for additional work top space or family gatherings. To the front of the room a feature woodburning stove creating a beautiful focal point and cosy ambience. Recently added, a perfectly positioned balcony with steps down to the ground level gives additional living or entertaining space whilst providing a seamless flow to the outdoors enabling the occupants to bask in the ocean air with scenic views towards the Exe Estuary.

The principal suite spans the entire top floor, a relaxing haven with a minimalist style. Built in eaves storage is ample, whilst a quirky divide gives a hotel feel in the form of a basin and WC and separate shower enclosure. Two Velux Cabrio balcony systems create an impressive addition to the room, a fantastic place to sit and unwind whilst taking in the breathtaking views across neighbouring rooftops and out to sea.
