This wonderful modern thatched home is located just off Millstream Meadow on the eastern fringe of Chudleigh, and is only a short stroll from the town centre. Chudleigh is a popular Devon town for good reason, with a vibrant and active community there is always something going on, and the town is ideally situated between the South Devon coast and the rugged hills of Dartmoor. Haldon Forest, with miles of mountain bike trails and walking routes is also close by. Chudleigh benefits from a good range of independent shops plus two convenience stores, cafes, pubs, fish & chip shop, a restaurant, as well as a regular market selling local produce. Several quality takeaway food vans also visit on a regular basis. St Martin & St Mary Church is well supported and holds regular services.

There are opportunities for all types of water sports at nearby Teignmouth or Torbay, where there is also a deep water marina. The walks, pubs and Tors of Dartmoor are only a short drive away and there are several golf clubs in the area, Teign Valley, Dainton, and Teignmouth.

The local primary school is well supported and has a ‘Good’ Ofsted rating. Secondary schools are located in Kingsteignton and independent schools in Teignmouth, Stover, and Exeter, with Grammar Schools located in Torquay.

Chudleigh is conveniently located for commuting to Torbay, Exeter or Plymouth with easy access to the A38 and A380, dual carriageways, and also for access to the rest of the country via the M5 motorway at Exeter. There are regular local bus services and mainline rail station in Newton Abbot and Teignmouth linking to London Paddington in around 3 hours. Exeter has an airport flying to national and international destinations.

Description

Lower Leat Cottage was constructed in 2006 along with the neighbouring house by a local builder and benefits from modern construction methods whilst having the charm and character of an older thatched cottage. This home is also significantly more energy efficient having been built to more recent building regulations and as such benefits from an above average EPC rating of C. Being set back from the road behind another property gives a good degree of privacy and the garden is quiet and secluded with hedging and trees to two boundaries.

The house is set in a generous plot with a large garden to the rear and side of the property and driveway parking to the front. Accommodation extends to 134 square metres and includes four bedrooms, two of which have en suite shower rooms, a family bathroom, generous hallway and landing, kitchen/breakfast room, living room, cloakroom/WC, utility room and garage/store.

If you are looking for a spacious and characterful family home that stands apart from modern ‘cookie cutter’ designs then this wonderful property should definitely be on your list to view.

Accommodation

The wooden part glazed front door is set below a storm porch providing shelter on entry to the generous and welcoming entrance hallway laid with oak flooring. Traditional solid wood ledge and brace doors are fitted throughout with matching black ironmongery latches and hinges which suit the style of the house and lead to the adjoining rooms. Off the hallway is a cloakroom/WC as well as a useful under stairs storage cupboard, ideal for coats and shoes.

The kitchen features a range of blue painted units above and below black granite work surfaces with a grooved drainer and Butler style ceramic sink below a window overlooking the garden. A dual fuel range cooker has an extractor over and there is an integrated dishwasher. To one side is a breakfast bar with space for four stools, and a part glazed wooden door opens to the garden. Just off the kitchen is the utility room fitted with a range of wall and floor mounted units and space for washing and drying machines. There is also space for a fridge and freezer, and the central heating boiler is sited here. An internal door opens to the garage/store.

The oak flooring from the hallway continues through to the large and impressive living room which has a triple aspect flooding the room with natural light. French doors open to the terrace and garden at the rear of the house. An exposed wooden beam runs across the room adding to the character. The fire place has a wooden mantle with a slate hearth and is fitted with a gas stove. There is plenty of space for both sitting and dining furniture.

A turned staircase rises from the hallway to the first floor landing which has a great feeling of space thanks to the void over the stairs with a window bringing in light, and there is a useful storage cupboard. The main bedroom is of good proportions with a pleasant outlook to the front and an en suite shower room to the rear. Bedroom two also has an en suite shower room and a view over the garden. Bedroom three takes in the views to the front and bedroom four is a single bedroom or makes an ideal study. The family bathroom is part tiled with a ball and claw roll-top bath with shower mixer tap, wash basin and W.C.

Outside

The generous garden extends to the rear and side of the property, is mostly laid to lawn and gently slopes to the boundary where there is raised terrace area ideal for garden furniture and enjoying the sun or a BBQ. The old mill leat, which feeds the still working nearby mill wheel, runs across the top boundary also feeding a small stream along the rear boundary. There is mature hedging to most of the boundaries with the rest enclosed by wooden fencing, with a couple of Willow trees in the neighbouring garden giving further screening. All providing a good degree of privacy and seclusion considering the town location. There is also a lovely outlook from the terrace at the top of the garden to the fields past the neighbouring properties. There is parking at the front of the house on the tarmac drive as well as a gravelled area to the side providing spaces for 3 cars. There is gated access to the rear on both sides.
