Description

A Grade II listed detached family house, converted from the Eagle and Child pub, with a double garage and landscaped garden in the Hertfordshire village of Whitwell. Eagle and Child House was once a pub, the oldest part of which dates back to C1480 and which was believed to be extended in 1747. It was converted by Beechwood Homes in the late 1990s and now offers over 3,000 sq. ft. of accommodation over two floors with plenty of original features throughout. On the ground floor the entrance porch leads into the oldest part of the house which is currently the dining room. There is also a formal sitting room, a family room and a conservatory leading out to the garden. The kitchen has an adjoining utility room and steps down to a cellar. There is also a study and cloakroom. On the first floor there are four double bedrooms, an en-suite bathroom, one further shower room and one bathroom, and a separate cloakroom.

The landscaped garden is south facing and has gated access to the double garage at the side. There is also visitor parking available.

Ground Floor

The dining room is part of the original building which dates back to 1480. Both the dining and sitting rooms have open fireplaces. The family room has a window to the front and double glass doors to the rear hallway. The kitchen is fitted with solid wooden cabinets, with granite worktops and incorporates a range cooker, a butler sink, fridge freezer and dishwasher. The utility room has direct access to the garden. To the rear of the house is a study, the cloakroom and a conservatory with a tiled floor and French doors to the garden.

First Floor

The principal bedroom has a window to the front, built-in storage, and an original open fireplace. There are steps up to a dressing room with fitted wardrobes and en-suite which has a corner bath, a separate shower cubicle, a vanity wash basin, and a WC. There are three further double bedrooms, one with a storage cupboard. There is both a bathroom and a shower room with wash basins, and a separate cloakroom.

Garden and Parking

The rear garden has been landscaped and has a small storage shed which houses the central heating boiler along with a wood store. There is a patio seating area which leads up to a lawn with mature trees, shrubs, and flower beds. A further level has a greenhouse and garden shed and raised beds for growing vegetables. There is a double gate leading out to the garage which has an electric up and over door and lighting. There is also one visitor space.

Situation and Schooling

Whitwell is situated 5 miles from Welwyn and 6 miles from Hitchin and Harpenden. There are trains to Kings Cross from Hitchin, and trains to St. Pancras International from Harpenden take 28 minutes. The village has a primary school, a public house, a village shop and post office and GP surgery. It is also a popular location for walkers, and Emily's Teashop is located just down the lane from the house. The village is in the catchment areas for the Hitchin and Harpenden secondary schools.
