THE PROPERTY
Maltings House is a superbly presented detached family house standing in a mature secluded setting presenting brick elevations under a series of tiled roofs. This individual, architect designed house is understood to be about 35 years old and offers substantial, well-proportioned accommodation, which has been greatly improved over the years to include a new kitchen, new bathrooms and landscaped gardens. The ground floor is versatile and could provide separate annexe accommodation.
From the entrance hall, which has oak floorboards, access is gained to the ground floor accommodation with a vaulted sitting room with a balcony over, oak floorboards, fireplace with bressumer beam, housing a wood burning stove, double doors to the garden and access into the dining room, which has a rear aspect and accesses the kitchen. The spacious kitchen/breakfast room is fitted with a range of granite work surfaces, matching base and eye level units and integrated appliances, including twin ovens, large hob with extractor over and a dishwasher. French doors lead to the outside decked area and a door leads to the rear hall, which also has access to the rear garden and through to the games/TV room, which also accommodates a further kitchen/utility area and a door leading to the garden. Also accessed from the rear hall is a large shower room and storage cupboards. On the first floor the large landing area, opens into a study balcony overlooking the sitting room. There are four double bedrooms with an en-suite to the master bedroom and a family bathroom.
OUTSIDE
The property is approached through a five-bar gate into a shingle driveway leading to a detached double cartlodge garage and parking area. The gardens are of particular note and there are front lawned areas with many shrubs, trees and hedging. The rear and side gardens are predominantly laid to lawn, interspersed with an abundance of shrubs and trees of varying variety. Immediately to the side of the house is a raised decked area accessed from the kitchen/breakfast room, making ideal alfresco dining, together with a rear terrace.
The gardens and grounds extend to 0.77 of an acre (sts) and are enclosed by mature hedging giving a most pleasant seclusion abutting farmland.
