Description
DESCRIPTION
A large modern country house in a peaceful and private, rural setting, located to the west of Southwater, built with an AGRICULTURAL OCCUPANCY RESTRICTION, extending to just under 4,000 sq ft, together with two large agricultural buildings, a portacabin and land. Extending, in all, to approximately 11.93 acres.
Lot 1
Woodlands Farmhouse was built over a number of years by the previous owner and offers well presented accommodation arranged over 2 floors. Whilst mainly complete, there are still areas that require some work. The very spacious accommodation includes a large entrance hall, large sitting room, a family room, kitchen/breakfast room, boot room, utility room, 2 cloakrooms. There is a bedroom with ensuite bathroom on the ground floor and, on the first floor, there is a large landing and 2 bedrooms with en suite bathrooms with a further bedroom and a family bathroom. There is an integral double garage with 2 garage doors and a stair leading to a first floor storage room.
A separate gate leads off Shaws Lane into an area where there two agricultural buildings, one is an Atcost barn with brick and breeze block elevations and a corrugated tin roof. The other is built with brick pillars, with part brick walls and part corrugated panels, with a steel roof span and a corrugated tin roof. Adjacent to this are a pair of redundant interlocking portacabins, which we understand have previously been used as residential accommodation (without consent).
The house is approached over a tarmac entrance drive, with ample parking for a number of cars. The house sits well within the garden and has a pleasant outlook over the land. In all about 1.5 acres.
Lot 2
Beyond this is a field with a small area of woodland. In all extending to about 10.43 acres
AGRICULTURAL OCCUPANCY RESTRICTION
In 1993, planning was granted for the property to be built, subject to an Agricultural Occupancy Restriction, which restricts the occupation to someone either employed in or retired from agriculture or forestry or associated businesses.
PLANNING
Due to the proximity to Southwater and taking into account nearby planned residential development, the sale will be subject to an overage clause in favour of the vendor.
