Let's take the little alleyway into the historic centre, where Faugères was once a stronghold and where we can admire the Romanesque facades and 16th and 17th century houses. Crossing the threshold, we enter the 24m2 kitchen, completely renovated and very functional in shades of white, black and grey.
In its extension, we discover the heart of the old forge, a remarkable room sublimated by its beautiful vaults and its visible stones! It houses a beautiful 31m2 living room and opens onto a charming flower-filled patio, an intimate space with its vaulted summer kitchen. A laundry room and storage space are also located in one wing.
From the patio, you can access the garage workshop, which can also be accessed from the kitchen for optimum functionality.
The staircase leads up to an adjoining part of the house, a real jewel and a bonus at the same time! Judge for yourself: first of all, a sheltered terrace welcomes us. This accommodation is also accessible from the main house! Then there's a 40m2 lounge/dining room, perfect for entertaining guests.
We now come to the main house and its first floor, which houses a beautiful en suite bedroom and a 20m2 study that could easily be converted into a beautiful bedroom.
We walk down the beautiful tiled staircase and find ourselves back in the kitchen.
You'll notice that the house has been designed to offer as much independence as possible, both in terms of access and space! That's a real bonus.

Location:

Faugères is in the centre of the Hérault department, exposed to a Mediterranean climate, and is drained by the Libron, the Arénasses stream and various other small watercourses. Part of the Haut-Languedoc Regional Nature Park, the commune boasts a remarkable natural heritage, including a natural area of ecological, faunistic and floristic interest.
You can discover its mills, its Faugères PDO ‘Grands Vins de Nature’ wines, its Schist Nature, and the art of dry stone making, listed as a UNESCO World Heritage Site.
Faugères has been recognised since 1982 for its red and rosé wines, and since 2005 for its whites. The Faugères PDO is the only vineyard in the Languedoc region whose terroir is composed exclusively of schist. The winegrowers of the Faugères PDO produce mainly spicy red wines with liquorice aromas. However, Faugères also produces a small quantity of fruity white and rosé wines. Since 1996, the winegrowers of the Faugères appellation have been gradually committing themselves to organic farming. For several years now, the great vintages of the Faugères PDO have been awarded the Grand Terroir de Schiste label by way of recognition.
Who hasn't dreamt of these sun-drenched villages, lulled by the song of the cicadas, perched at the top of a hill, nestling in a valley or clustered around a castle and surrounded by vineyards, almond and olive groves?
Here, it's a reality! So let yourself be charmed!

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
