Wellrig Farm is an attractive arable farm defined by gently rolling arable fields, mature woodlands, and hedgerows. The Eildon Hills are a prominent landmark to the north, while the Waterloo Monument, a 150-foot hilltop tower built between 1817 and 1824 to commemorate the Battle of Waterloo, stands three miles to the south.

The farm extends to 361 acres within a contiguous boundary, intersected by a minor public road that provides easy access to much of the holding. Towards the centre of the farm, there is a range of modern farm buildings accessed via a private farm road.

The fields at Wellrig are generously sized and suitable for modern farm machinery. In recent years, the farm has primarily grown winter cereals and oilseed in its cropping rotation. The Scottish Borders area experiences relatively low average rainfall of 746 mm per year, and temperatures typically remain above freezing in winter, with an average of 19.5°C in July.

The land at Wellrig belongs to the Ettrick and Minto series, which is capable of producing high-quality cereal crops. The land is in good heart and is predominantly Class 3.2, with small areas of Class 4.2 as classified by the James Hutton Institute for Soil Research. These two parcels of land are offered for sale as a whole or in the following two lots:

Lot 1: Wellrig Farm: 267 acres
Lot 2: Land at Wellrig: 94 acres

Lot 1: The farm buildings at Wellrig comprise a range of modern, portal framed sheds which provide grain and machinery storage. The yard is accessed from a hard track which leads from the public road. There is plenty of turning and stacking space, and the buildings are serviced by single phase electricity and mains water.

The approximate construction and dimensions are as follows: 1. Grain Store (24m x 21.6m): Steel portal frame with concrete panel and box profile walls, fibre cement roof and concrete floor. 2. General Purpose Shed & Workshop (24m x 21.6m): Steel portal frame with concrete panel and box profile walls, fibre cement roof and concrete floor. 3. Machinery Shed: (18.1m x 8.2m): Steel portal frame with timber board walls, fibre cement roof and concrete floor.

Land
Lot 1 extends to 267 acres and comprises 247 acres of arable land, 4 acres of permanent pasture, and 6 acres of woodland. The land rises from 110 metres above sea level close to the northern boundary before rising to its highest point of 125 metres above sea level close to the farm entrance. The fields are all of a practical and easily worked size and layout with an average field size of 19 acres. Lot 1 is accessed from the public road via a farm track which runs to the farm buildings. The track then continues from the buildings to the land. The purchaser will be granted a right of access over this section of the track running between points A and B for a period of up to 12 months. Thereafter, the purchaser will be required to establish a new road to access the land beyond Wellrig Farmhouse.

Lot 2:
Lot 2 is located to the south of Lot 1 across a minor public road. Lot 2 is relatively flat and ranges in altitude from 130m to 134m above sea level. The majority of Lot 2 is accessed via roadside openings and there is an internal track which leads down the side of field 15 to get to field 18. Lot 2 extends to 94 acres and comprises 92 acres of arable land and 1 acre of woodland. The average arable field size is 23 acres.

Location

Centrally located in the Scottish Borders, Wellrig Farm lies to the south of St. Boswells in the heart of unspoilt countryside. The immediate area is particularly attractive with rolling farmland, quiet hedge-lined country roads and mature woodlands.

Kelso (10.1 miles*), the historic county town of Roxburghshire, is a thriving centre, particularly geared to serving the surrounding agricultural community and tourists with excellent shops, recreational facilities and professional services. Galashiels (10.2 miles*) provides a wider range of shops and services including national retailers and supermarkets. Edinburgh city centre (41 miles*) is highly accessible via the A68 through Lauderdale with the railhead of the Edinburgh - Borders railway 8.5 miles* away at Tweedbank.

The Borders is a genuinely rural area which is renowned for its scenic landscapes and productive farmland. The nearby River Tweed is one of Scotland’s finest salmon rivers and the well managed grouse moors of the Lammermuirs lie to the northeast. Kelso Racecourse is an easy drive and there are many golf courses in the area, including the picturesque 18 hole championship course at The Roxburghe and a 9 hole course at St. Boswells.

The area is well served by numerous grain merchants, agricultural suppliers and livestock markets, including Newtown St Boswells (3 miles*) and Wooler (24 miles*). The major agricultural show, The Border Union, takes place in July at Kelso and the annual Kelso Ram Sales in September is the largest event of this type in Europe.
