Description
The Dwelling - Forest Oak has, since it was built in the 1960s, been substantially extended and remodelled over the years to take full advantage of it's edge of village location with views over the surrounding countryside. It's latest incarnation has created a substantial family house that has flexible accommodation that can be used in any number of ways. In recent years the house has been refurbished throughout taking in the plumbing, the windows, the kitchen, the bathrooms and the redecoration throughout. However the joy of this property is undoubtedly it's beautifully crafted gardens that can be enjoyed from the house providing shape, colour and form throughout the year. A classic combination of house and garden.
Accommodation - On the south and west side of the ground floor there is a large fully fitted kitchen with a dining area to one end and an island unit to its centre. A glazed door leads from the dining area onto the terrace. The whole space is laid to attractive ceramic tile with a useful utility and gardeners WC off the kitchen. To the centre of the house behind the entrance hall, a sitting room flows through to a formal dining room. The sitting room has a fireplace equipped with a wood burning stove as its focal point and double doors leading onto the terrace. Completing the ground floor are two bedrooms, one with an en-suite shower room and the other having use of a family shower room. All living spaces take in lovely views over the garden.
Staircases at either end of the property give access to three further bedrooms. Bedroom one has an en-suite shower room, the two other bedrooms share a family bathroom. All three rooms have built in wardrobe space. The property is in excellent decorative order throughout, has oil fired central heating with a 2024 boiler, 2015 UPVC double glazing and 12 photovoltaic cells that yield circa £1800 a year.
Outside - The property is approached from the village lane through a gated pillar flanked entrance into a substantial driveway laid to tarmac and gravel providing parking for a number of cars and access to a double garage. The double garage has twin up and over doors, light and power and is currently organised with a workshop area to one side and storage area to the other. The gardens are designed to complement the house with a series of “rooms“ that give way to each other with each space having its own unique quality.
To the front of the house there is a formal area with a beautifully planted bank of herbaceous and shrub plants with a raised decked terrace, ideal for enjoying the sunsets over the adjoining countryside. A formal lawn wraps around the side and rear of the house edged by further mature herbaceous, shrub and tree planting with, of particular note, a lovely mature Catalpa and a Smokebush underplanted by Japanese maples. The paved terrace, that runs from the kitchen around to the sitting room from the house, provides a lovely outside entertaining area during the summer months. Behind the rear lawn there is a circular hornbeam hedge enclosure with a rose garden to its centre. To the other side of the house the planting revolves around an ornamental pond behind which there is a lovely mature maple. On the north side there is a well organised vegetable garden with an orchard area on the west side. There is a utilities area on the east side. Within this area there are two greenhouses.
