Description
The Property:
An outstanding semi-detached property in the heart of Easton, boasting almost 1500 ft² of character accommodation. The property offers a lovely balance of space, with versatility downstairs and three genuine bedrooms upstairs. The sitting room is a full-length room with French doors into the rear garden with a woodburning stove. The dining room enjoys an open fire and access into the kitchen. The kitchen/breakfast room is a lovely space, with ample space for a breakfast table, and a range of fitted shaker-style units and solid granite worksurfaces over and a rear window overlooking the garden. From here there is a useful utility/boot room which is home to the boiler and water softener whilst also providing ample storage.
The first floor boasts three fantastic double bedrooms. The principal bedroom has built-in double wardrobes and a generous ensuite. The two further double bedrooms are served by a lovely bathroom.
Outside, there is a pretty lawned front garden enclosed by a picket fence. The rear garden is extremely private and tiered to maximise the space. To the side of the house is a large, paved area, perfect for freestanding pots and planters or alfresco dining. A slightly raised area is also paved and provides the prefect private sun terrace with a further lawned area enclosed by a mature hedge and flower borders. There is a timber garden studio with power, lighting and a woodburning stove.
The detached single garage lies to the side of the house and has access either by the up and over door to the front of pedestrian door to the side from the garden. There is a small adjoining log store.
The Location:
This property is in the very heart of the pretty village of Easton, a truly idyllic location in the Itchen Valley, an area renowned for its natural beauty and of course chalk stream fishing on the world-famous River Itchen. There are wonderful walks along the banks of the River Itchen and through Avington Park. Easton is a quintessential English village with a Church, many pretty period and character cottages and houses, two public houses, a thriving Cricket club and with the nearby village of Itchen Abbas offering a primary school and village hall, as well as The Plough public house. The larger market town of Alresford to the east is renowned for its boutique shops and restaurants and Winchester offers a more comprehensive range of shopping, recreational and cultural facilities. There are excellent transport links with easy access to the M3 (to London and the South Coast) and the A34 (connecting to the Midlands). The direct train service from Winchester to London Waterloo takes about 1 hour. With regards to schooling, the village is very well-situated, being close to the highly regarded Princes Mead Preparatory School which is only a few minutes' drive from the house. Winchester College, Pilgrims Prep School and St. Swithun's School for girls are located within the city, as are several outstanding state schools including Westgate and Kings Secondary Schools as well as the much sought-after Peter Symonds Sixth Form College.
