Description

West Dene House is a lovely family home situated in the heart of the popular village of Beech, lying within the beautiful Hampshire Downs.

The property is understood to date back to circa 1896 being originally built by Mr Davis, a gas engineer from Clapham. Significantly, this six to seven bedroom, detached home has a large garden stretching above and behind the house with a grass tennis court at the top and direct access onto the recreational ground beyond.

The house is approached via a shared driveway leading to a private driveway and there is parking for a number of vehicles in front of the single, integral garage. Steps lead up to the front door which opens into the main hallway with stairs leading to the first floor landing. Both the reception room and sitting room are located off the hallway at the front of the house. The atmospheric reception room has a traditional open fireplace and bay window. The sitting room boasts a wood burner and bookshelves. To the rear, and also accessed off the hallway, is the dining room that has a pleasant outlook over the rear terrace and secret double doors linking through to the sitting room. From the hallway at the rear are the back door and generous kitchen/breakfast room.

The kitchen is well-appointed and, along with all the other reception rooms, has a high ceiling and a wooden floor. It benefits from underfloor heating. The kitchen has an open plan feel about it with a distinct breakfast area as well as a sitting area with two sets of French doors opening onto the rear terrace.

From the first floor landing, are five well-proportioned bedrooms, a separate WC and a bathroom and stairs lead to the second floor landing, off which are two further bedrooms and a shower room with the seventh bedroom being of a generous size and currently used as a games room and study as well as having a sleep over area.

The rooms on the second floor are particularly light and airy, though overall the house is very light throughout, with each of the ground floor rooms benefiting from a double aspect.

From the ground floor, steps lead down below the staircase to the basement where there is a gym, wine cellar and single garage. Within the single garage is a workshop, utilities area, and a gas-fired boiler (2024).

Outside

Outside and to the rear of the house is an attractive and generous sun terrace with a feature pond and gothic arches set within the brick retaining wall. Pathways lead round either side of the house providing access. Steps lead up from the terrace to the flat croquet lawn which is perfect for entertaining beyond which elegant Purbeck stone steps lead to the orchard and upper lawn area.

Beyond the orchard is a grass tennis court and a wooden pavilion. Within the pavilion is a sauna and the building also benefits from both water and electricity. To the rear of the pavilion is an attractive feature two pond system linked by a waterfall. There is also a large secure wooden garden machinery store with space for a ride-on mower.

To the top of the garden is a path that leads out onto the village recreation area and football pitch. Vehicular access to the rear of the property can be obtained via the village playing field. In all the garden and grounds are approaching 1.3 acres.
