When our clients bought this home 12 years ago, their daughter was just seven and they’d outgrown their previous house in Crookes. Wanting to stay close to the area they loved, this home offered the perfect next step. They’ve told us how brilliant the location has been, within walking distance of Crookes, Crosspool and Broomhill, and ideal for their daughter walking to Notre Dame. What they’ll miss most? The peaceful back garden and those stunning rear views.
As you enter through the front door, you’re welcomed into a bright hallway with access to the integral garage, a handy downstairs WC, and stairs leading to both the upper floors and the lower ground level.
At the end of the hall, the home opens into a generous kitchen-diner. The kitchen is arranged in a practical U-shape with sleek modern units, both above and below the polished quartz worktops. There’s ample worktop space for cooking and entertaining, along with integrated appliances including an electric oven, gas hob, fridge, freezer and a dishwasher. There’s also plenty of room for a large dining table, perfect for family meals or dinner with friends.
Head downstairs and you’ll find a tucked-away space currently used as a home office, and a bright, welcoming living room with space for two sofas and more. French doors lead directly out onto the garden, making it a lovely spot to relax or entertain.
On the first floor, the main bedroom overlooks the rear garden and features built-in wardrobes, while the second bedroom is another generous double and benefits from an en suite with shower, WC and washbasin. The modern family bathroom is also on this floor, complete with a shower over the bath, floating basin, WC and heated towel rail. A large storage cupboard on the landing keeps things neatly tucked away.
Up on the second floor, you’ll find two further double bedrooms, ideal for guests, teenagers or working from home. These rooms share a stylish Jack and Jill bathroom with shower cubicle, washbasin, WC and towel radiator.
Outside, there’s off-street parking at the front and a manual roller-shutter door to the garage that has space and plumbing for a washing machine. A gate leads down the side of the property to the rear garden, which is south-facing and features a patio and lawn, perfect for sunny afternoons and evening BBQs.
