Description
The site is centred around Grid Reference: SE180128 (WTW- instructs.nibbled.firmly) and formed part of a former psychiatric hospital (along with the site adjacent) until redeveloped in the 1990's.. The site is being sold cleared of buildings (demolition has been instructed) with the exception of 2 heritage assets that have to be retained- the Administration Block and the Grade 2 listed Gatehouse/ Lodge. Our architectural feasibility shows the administration block converting into 14 apartments and the lodge into a single dwelling house. The demolition spoil will be left stock piled on site and we understand will be in the region of 10,000m3 of crush grade 6F2.
The site is located approximately 5 miles South East of Huddersfield Town centre and sites in a mature woodland/ rural setting, adjacent to the sought after settlements of Farnley Tyas, Kirkburton and Lepton.
Town Planning:
The site is being sold with the benefit of Planning Permission for the demolition of existing buildings and Outline Planning for up to 261 units (including access) (Ref: 2023/60/93667/E), granted by Kirklees Council in April 2025 subject to the signing of the Sec 106 and Transfer. These documents are in the process of being agreed and are scheduled to be signed imminently. The 'headlines' from the Sec 106 are as follows:
10% Affordable Housing
Education- To be finalised at RM stage- based on formula in draft Sec 106, like to be circa £5,000/plot.
POS- To be finalised at RM stage
