A 3/4 bedroom period terraced house, with a large loft bedroom featuring an en-suite WC and shower, two large first floor bedrooms, and the option of a fourth bedroom or a communal space on the ground floor.  The main bathroom is on the ground floor, as is the fully equipped kitchen / diner leading out into rear patio and garden.  The property is central heated with some period features such as original wooden floorboards in the bedrooms.  All bedrooms are large with double beds and wardrobes, and all have several windows and plenty of natural light.  The property is currently arranged as a 3 bedroom, with the front ground floor being used as a second communal space.  We are happy to furnish this room as is, or as previous groups of tenants have used it as a 4th bedroom.  All living areas were repainted in January alongside new flooring being fitted in the loft rooms.

The location is incredibly central, just 200m from Burgess Park, with ten different bus routes to every part of London, and a cycle lane outside your front door.  It is two blocks from Walworth Rd, bit further in the other direction is East Street Market, and all the shops and cafes of Elephant Park and the South Bank.

There are no fees, and no agencies.  We manage the flat ourselves through the Openrent platform, and have been successful landlords with happy tenants for over five years.  The rent is negotiable in theory - in recent years we have had over 50 enquiries so we haven't accepted offers, but the rental market is impossible to predict so if you have a maximum feel free to make us an offer.  By the time we do viewings it will be very clear whether we are in a position to accept lower offers and we will be very straightforward with you.

Minimum tenancy is 6 months - if you are looking for a shorter let, tell us your situation as it may be possible in some circumstances.
Maximum number of tenants is 4 (although couples may occupy rooms, so maybe up to 6 as an absolute maximum!)

Important Notes:
  • There are no admin or other fees!
  • The earliest move in date is 20th July.  We can be flexible after this date, but we are more likely to let to a group who need to move in within a couple of weeks of this date so we don't lose rental income.
  • Agents please don't waste our time pretending not to be agents.  We are not interested in agencies or sub-letters, sorry.
  • House trained pets are welcome with a reference from a previous landlord.
  • Groups of students are welcome, but you will likely need a guarantor in order to pass the affordability checks run by Openrent.  International students will need guarantors and ideally will be able to pay 3 months rent in advance (although we will consider you on a case by case if this isn't possible).
  • Viewings will be offered in person or by video call.  Please have as many of your tenant group attend the viewing as possible.
  • Initial communications will be through the Openrent platform, so you will need to register for a free account.  We use Openrent for all checks and contract management as it is free for tenants and allows us to self-manage without the need for an agency.
