LOT 1: 85.21 acres Pasture/Arable Land

The land extends to 85.21 (34.48 hectares) or thereabouts within a ring fence with 2 access points directly off the highway. Mains water is connected. The land is well drained and from visual inspection appears to be highly productive. The current crop is the first year of a medium term ley. Previously arable crops have been successfully grown. The current grass crop will be sold for mowing at the beginning of July with the stipulation that the crop is cleared by 31st July 2025. The land is well fenced and includes two small areas of amenity woodland. Lot 2 9.81 Acres Pasture/Arable Land

The Land is easily accessed off the highway Chipnall to Doley road and off Tag Lane (for Lot 1). The land is best approached from Market Drayton being south on the A529 turning left for Cheswardine, after 2 ½ miles in Cheswardine turn left by the church (Church Lane) and then left again at the “T” junction. The land is then on the left. The land is only 4 miles east of the A41. A sale board and individual Lot boards are displayed.
