Description

The Sellers View
We have absolutely loved living in Burghfield Common. A vibrant, friendly village in West Berkshire where there is always something happening. Alder Glade is a wonderfully peaceful location, perfectly positioned just moments from local shops, schools and village amenities. Our neighbours are warm and welcoming, and the quiet cul-de-sac often becomes the setting for friendly community gatherings where children play safely and adults enjoy barbecues and a glass of wine. The strong sense of community here is truly special, with everyone ready to lend a helping hand.

Our favourite feature of the house has to be the converted loft space, currently used as a bright and airy sewing studio with delightful views over the private garden. The garden itself is a real highlight — a sunny, secluded spot that has matured beautifully over the years. It’s an ideal place to enjoy a morning coffee or a relaxing evening drink while listening to the birdsong.

Living here also means easy access to excellent local schools including The Willink Secondary School, and convenient transport links with Reading and London both within reach. While we will miss so much about life in Burghfield Common, the time has come for us to downsize. We are confident that the next owners will fall in love with this wonderful family home and the peaceful yet convenient lifestyle it offers in this sought-after West Berkshire village.

The Agents View
If I were in the market and had the budget, this place would never see the light of day on Rightmove. I’d be moving in myself. Everything about it just feels right. From the impressive driveway and its position set well back from the (very quiet) road, to the generous room sizes and family friendly layout, not forgetting that jaw dropping garden.

The current owners have really thought of everything. There are air conditioning units in the living room and the two largest bedrooms, underfloor heating throughout the entire ground floor, and a fabulous garden studio tucked away in the top right corner of the garden. Whether you are working from home or indulging in a favourite hobby, this tranquil spot offers a peaceful view over mature, beautifully landscaped surroundings. It is air conditioned too, so you can enjoy it comfortably all year round. And the fountain? Well, the gentle sound of running water is said to be calming, and here it truly is the cherry on the cake.

Inside, the flow of the ground floor is spot on. Step into the hallway and your eye is immediately drawn to the striking oak staircase, which leads to both upper floors. The living room and dining room are each accessed from the hall, but are also connected by a set of internal doors, giving you flexibility depending on the occasion. There is a downstairs WC and a door leading through to a smart and stylish kitchen breakfast room at the rear. This space is sleek, packed with storage, built in appliances and a breakfast bar — and it enjoys a lovely outlook over the garden.

The utility room is designed with practicality in mind, offering access to the garage and stairs that lead to a flexible space currently used as an office. It could just as easily be a bedroom, playroom or teenage retreat. It is also the only room in the house with carpet, which gives it a different feel.

Back to the garage, not usually a part of the home that gets me excited, but as it sits a few steps below the main house, it benefits from impressive ceiling height. Storage potential is vast, and if you were to convert it, it could become quite an exceptional internal space.

Up on the first floor, you’ll find four double bedrooms, all with built in wardrobes. The largest has its own en suite shower room, and there is also a modern family bathroom. One of the bedrooms has been transformed into a walk in wardrobe by the current owners. While it does fit a small double sofa bed, it could easily be reverted to its original layout and used as a more traditional double bedroom.

And then, the showstopper. The top floor has been converted into a master suite that truly impresses. Flooded with natural light thanks to wall to wall windows and multiple Velux roof lights, this room manages to feel spacious, characterful and versatile all at once. It also has its own en suite shower room, complete with a large Velux window, and access to a handy loft storage area. So yes, there is still room for the Christmas decorations and the suitcases. As you may have spotted in the photos, the space is currently set up as a sewing studio, which just goes to show how wonderfully versatile this room can be.

If this home is already pulling at your heartstrings, just wait until you step through the front door. Come and see it for yourself — it might just be the one.

The Area View
Burghfield Common offers a rare combination of peaceful countryside charm with surprisingly convenient transport links. For those commuting, regular trains from nearby Theale or Mortimer whisk you to London in about an hour, while a bus service from Reading Road connects you to Reading town centre in around 20 minutes. This makes it a favourite for both professionals and families seeking a balanced lifestyle.

Families will appreciate the wealth of excellent schooling and childcare nearby. Jubilee Day Nursery, with its very own farm, adds a touch of rural delight, while a selection of "Good" and "Outstanding" Ofsted-rated primary and secondary schools cater to all ages. Plus, with The Willink Secondary School and the leisure centre just 0.3 miles away, you’re never far from great facilities on foot. Quality schools in Burghfield and Mortimer are also close at hand.

The village itself is well served with everyday essentials, including a doctor’s surgery, pharmacy, vets, plus a popular bakery and greengrocers. With its lovely green spaces and a friendly, active community, Burghfield Common offers the best of both worlds—a tranquil rural setting with excellent access to London and Reading whenever you need it.
