Positioned in an elevated setting with open southerly views towards Churchill and beyond, Salford Manor is a highly attractive country house. The house was constructed between 2014 to 2017 and has been tastefully designed to produce a wonderful family home.

Situated at the heart of the Estate, Salford Manor is approached by the main northern drive which is lined with a beech hedge avenue. After sweeping through the Estate’s farmland, the drive continues through its own landscaped parkland before arriving at the main house. The owners have created an additional drive to the west which is complete but just requires connection to the adopted road.

It is evident that Salford combines both modern design with traditional architecture. Steps lead up to the front door under the tetrastyle portico which welcomes you into the entrance hall. From here, one can appreciate the impressive double height spiral staircase. The open plan kitchen lies in the northeast corner of the house. Modern and spacious, it provides ample space for cooking and storage with a large curved island. A stone arch leading through to the adjacent breakfast room. Both rooms have a door that leads out to the lavender garden to the east. A utility room, which houses the back door, and two WC’s complete the accommodation on the ground floor.

The staircase leads up from the entrance hall to the first floor where there are five en-suite bedrooms. The south facing, dual aspect principal bedroom suite was completely renovated in 2021 and features two en-suite bathrooms. Bedrooms two and three lie to the east with each including their own dressing room with bedrooms four and five lying to the northeast and are accessed via a glazed corridor.

Courtyard Outbuildings

Situated close to and very much complimentary to the house is a well-proportioned staff house which offers additional guest or staff accommodation, and extensive garaging. The courtyard is accessed separately from the main drive which spurs off to the south.

Benefiting from a sheltered, south-facing position, the charming staff house centres around a large open plan kitchen / dining room. There is a sitting room, utility room and WC on the ground floor with four bedrooms (one en-suite) and a family bathroom on the first floor. The house includes a large, south-facing garden laid to lawn with ample space for parking.

Land

Salford extends to around 231 acres in total including around 42 acres of parkland and 164 acres of highly productive, ring-fenced arable land. The land is classified as Grade 3 according to the Agricultural Land Classification (ALC) and the soils are of the Elmton 1 Series which are shallow, well-drained brashy loamy soils over limestone and are highly suitable for the production of the full range of cereal crops.

The majority of the farmland is primarily laid to temporary grass as part of an arable rotation and is currently occupied under a Farm Business Tenancy which terminates on the 29th September 2025. The land is interspersed with shelter belts to the north and western boundaries providing shelter and privacy.

Located to the northeast of the Estate and accessed off the main drive is a modern agricultural farm building. Constructed in 2018 and featuring a concrete hard standing, the shed is of steel portal frame construction with part block part sheet walls and two roller shutter doors. There is a helipad to the northwest of the Estate off the western drive.

Nearby preparatory schools include Kitebrook (Co-ed, Moreton-in-Marsh), Cothill House (Co-ed, near Abingdon), The Dragon and Summer Fields (Boys, Oxford), The Croft (Co-ed, near Stratford-upon-Avon), and Cokethorpe (Co-ed, near Witney). Well-regarded senior schools include King Edward VI Grammar (Boys, Stratford-upon-Avon) and Stratford High (Girls). Notable independent schools in the region include Radley College, St Edward’s Oxford, Bloxham School, Tudor Hall, Sibford School, Cheltenham College, Cheltenham Ladies’ College, and Kingham Hill School.

The local area offers a wealth of sporting pursuits including horse racing at Cheltenham and Stratford-upon-Avon, polo at Kirtlington and Cirencester Park, and hunting with the Heythrop.
