The site is subject to a range of existing utility infrastructure in the immediate vicinity,
which includes;

The council reserves the right to seek further information from a bidder if required, or enter into
further negotiations with more than one bidder before making a decision. If close competing bids are received, the council may choose to request 'best and final' sealed bids before making a decision.
Unconditional and conditional proposals will be considered on their own merits. The council is
not obliged to accept the highest or any proposals submitted but has a duty to seek 'best consideration' for leases of seven years or longer.
The council anticipates that detailed Heads of Terms will be negotiated with the successful bidder at the end of the marketing period.
No warranty is given or implied as to the condition or suitability of the property for the tenant's
intended use.
In addition to the rent or other agreement costs, the successful party will be required to make
a contribution of £5,000 (FIVE THOUSAND POUNDS) towards the council's costs, payable on
completion of the agreement.
Unaccompanied viewings of the land are permitted strictly on the condition that all parties in attendance carry a copy of the property marketing particulars at all times and conduct themselves with due respect and consideration towards the existing agricultural tenants who continue to farm the land.
The land is offered through Expressions of Interest only. Offers should be made in writing
using the prescribed council form as 'sealed bids', incorporating the following:
1. The precise identity of the tenant (individual(s) or company name - inc. company number),
plus the (registered) address
2. Contact number and email address
3. The level of offer (numerically and in writing)
4. An outline of proposals for the property
5. An outline of any conditions that are attached.
(E.g. unconditional or conditional bid, planning etc), with indications of timescale
6. Nature of agreement being sought/proposed, for example Lease, Option, or other agreement.
The closing date for bids is 12 noon Wednesday, 6 August 2025. All bids must be received by this date.
