There is a dining table which seats six, and the lounge is currently furnished with an Ikea three seater sofa with footstool extension, an armchair, and some shelving. A valuable feature of the lounge is the new, stylish wood burner which is by TermaTech in Denmark. It complies with new European environmental regulations, and it is suitable for passive housing as it has it's own external air supply.

The three double bedrooms are all of a good size and they all have versatile inbuilt storage, currently curtained for a softer look. All of the bedrooms and the bathroom come off an internal hallway so they feel well separated from the living area.

The well lit bathroom is also a good size, and has been updated with new flooring, toilet, wall hanging wash basin with drawers, and new taps. The bathroom contains a bath, with a shower over. There is a well concealed washing machine in the bathroom, in a unit that provides useful space to conveniently store utility products and towels. The room is heated with a heated towel rail. The window in this room is tilt and turn, with security bars so the window can be safely left open on the tilt to air the room.

The hallway has been artistically enhanced with a paint effect.

On the ground floor, there is a huge basement area of 86 sqm and this could easily be turned into more accommodation or a separate apartment with requisite permission. The basement is already rendered and painted, has electrics, and two large windows facing the view. There are large metal entrance doors which open wide enough to admit a very large vehicle, and the head height inside the basement is impressively high. The basement is currently used as storage, and as a recording studio for the musician owners.

EXTERIOR:
The whole exterior of the house has been overhauled by professional painters from Kalamata, and it has been painted with durable, guaranteed anti-mould paint by German company Einza. The colour is a soft olive green that complements the landscape, and the overall effect of the external renovation has made the house look like new. The owners have added rainwater guttering and downpipes all around the property, and all railings have been painted.

GARDEN AND PLOT:
The garden/plot is delineated by charming natural stone walls to most sides, that are in good condition or completely renewed. The plot is reached by a slip road/lane from the main village road. The lane only serves two houses: a little cottage at the start of it, and Spiti Serendipity...plus a couple of local olive groves. Therefore, there is no passing traffic, and there are no other houses to obstruct the view. The lane is wide enough however, to access removals vehicles and utility vehicles etc. The nearest neighbour is at the back of the plot, but is about 250 metres away.

The gardens near to the house have been mainly landscaped with small stones, there is a patio paved with natural stone, plus some areas are concreted for Parking. There is parking for as many as 6 vehicles, comfortably. There is a good size turning area for larger vehicles.

To the side of the house is a large open area of garden that has been tended but left undeveloped. This is large enough for any new owners to build a wonderful swimming pool, or even another house, subject to planning permission.

The garden is blessed with many mature trees and plants including: two majestic Elephant Yuccas, Oleanders, Verbenas, 4 productive Almond trees, 4 productive Fig trees, a Walnut tree, a Loquat bush, a productive Carob tree, two small Lemon trees, an Orange tree, 5 Olive trees, as well as a few other specimens. Although this might suggest a lot of upkeep, most plants look after themselves, and should one need assistance, the owners can recommend a local man who can help.

LOCATION:
The property can be found in the stunning western area of the Greek Peloponnese, in the county of Messinia. Kalamata, 52km - 60 minutes' drive, serves as the administrative capital of the region, boasting an International Airport (KLX, 43 km - 50 minutes' drive) and a modern Public Hospital. The city features a bustling port, a large yachting marina, and convenient motorway access to Athens.
In recent years, the city center has undergone significant regeneration, transforming it into a vibrant hub with a diverse array of shopping, dining, and leisure options along its main boulevard. Kalamata offers a wider variety of shops, including designer boutiques and internationally recognized brands.
The town's cultural and historical significance further adds to its appeal.
