Description
THE PROPERTY
Situated in a fantastic elevated position with stunning panoramic views over the World Heritage Jurassic Coast, first glimpses of Bracken Bank are most impressive. Dating back to 1935 with classic colour washed pebble dash elevations under a pitched slate roof.
On first entering the property, into an entrance hall and fantastic main hall with wooden panelling, there is a real sense of charm, space and light, the property having recently undergone a fastidious programme of works and is now immaculately presented throughout. The house now boasts all the modern amenities, including gas fired central heating, an updated boiler, a pressure hot water system, uPVC sash style windows, replastering, replumbing, and even rewiring.
There are many rooms in this wonderful property worth a special mention, including the most fantastic open plan kitchen incorporating a number of modern wall and base units, and a four ringed electric Siemens hob and twin Siemens oven. There is also plenty of room for a kitchen/dining table and even a sofa! The views from this room are truly stunning with a large picture window and double sliding doors opening out to the paved terrace, an ideal spot for a morning cup of coffee whilst watching the ships sail by. The sitting room is perfectly proportioned, with a central wood burning stove and pretty fireplace. Again, the views from this room are truly stunning. On the ground floor is also a large utility/boot room with access to an integral garage, and a cloakroom. The property is flooded with natural light and also with excellent ceiling heights throughout.
The principal bedrooms are situated on the first floor with four beautiful bedrooms including a fantastic master bedroom with an en suite shower room and its own balcony with some of the best views that this wonderful area has to offer. The guest bedroom is also a very good size, again with its own en suite shower, and there is a separate family bathroom. A spiral staircase leads up to a study and unsurprisingly the views from here are even better!
OUTSIDE
The property is set well back and is approached over a long tarmac drive with ample parking. The gardens are an absolute delight and have been lovingly nurtured over the many years of occupancy. There are large expanses of sloping lawns interspersed with a whole variety of trees and shrubs, a true utopia for children and animals. There is also a wonderful terrace, ideal for al fresco dining, and a greenhouse and security fencing all round.
All in all, this is a truly wonderful property in an idyllic yet very convenient location.
LOCATION
Bracken Bank is in a superb position close to the Lyme Regis Golf Course, and with 'The Spittles,' a beautiful bluebell woodland a short stroll away, once forming part of the South West Coast Path.
Lyme Regis is a most popular and picturesque coastal town noted for its attractive period buildings, the Cobb, (made famous by Jane Austen and John Fowles' French Lieutenants Woman) and the harbour. These along with the stunning surrounding countryside and coastline all justify Lyme Regis's worldwide reputation. Lyme Regis and the Bay are situated at the heart of the Jurassic Coast, a major centre for fossil collecting. The town has an excellent selection of facilities, including many independent shops as well as the familiar high street brands. There are two supermarkets, a number of restaurants, and the boutique Alexander Hotel, as well as its own Theatre.
The nearby town of Axminster just five miles away has a large supermarket and a variety of independent shops and cafes, and a mainline railway station to London Waterloo.
The larger city of Exeter lies some 30 miles away, with an international airport and large range of facilities and high street shopping, including a large John Lewis.
