Built by local developers Casini New Homes and all lodges built to consider the need for spacious living accommodation for that all important family time or guest entertainment, with the bedrooms at either end for optimum privacy.

The lodges are all architecturally designed to use sustainable materials, making them environmentally friendly as well as aesthetically pleasing; they are built of timber frame construction using treated Scottish Larch, discreet guttering, highly insulated, with solar panels and electric heat pump to help save on heating bills!

The site is accessed through an electric gate with an intercom system to each property, which further adds to the feel of exclusivity.

GENERAL SPECIFICATION
The architecturally designed lodges are of timber framed construction, highly-insulated and featuring vaulted ceilings to make each lodge feel warm and light, with a sense of space.

The lodges are finished in sustainably sourced Scottish Larch cladding, which is treated with an environmentally friendly, water-based system to protect the wood. The treated timber is beautiful to look at and it gets brighter, rather than duller with age.

The same timber is also used for the roof with rainwater falling into discreet guttering detail behind the vertical rain-screen.

The bedrooms are suitable for king sized beds and hanging storage space. Each bedroom has an en-suite with a shower, toilet and sink finished to a high standard with porcelain tiles.

The kitchens are manufactured in the UK and comprise a hob, oven, fridge/freezer and a washer/dryer, with a composite resin worktop which is hard wearing, easy to maintain/repair and very stylish.

High standard of decoration throughout including tasteful neutral colours.

A heat recovery ventilation system is also installed to supply fresh filter air whilst recovering heat from any stale, damp air extracted from the building.

Low energy dimmer downlights throughout with adjustment between warm and cool white.

Each timber lodge is built upon pre-made non-dig feet, eradicating the need for concrete foundations, thus reducing the amount of earth taken off site and the associated negatives. Also, lifting the building off the ground by a small amount reduces any thermal bridging, making the building fabric more thermally efficient.

Windows are aluminium clad which are low maintenance with high thermal values.

The Lodge will come with a structural warranty.

Communal areas include an extensive planting and landscaping to add natural screening for privacy and to enhance the aesthetic appearance of the site.

TENURE & SERVICES
The lodges are unique in that they are being sold with the freehold. This means you are in charge of both your lodge and the land it is on.

The lodges have a restricted covenant in regards to full time occupancy with a maximum of 28 days continual occupancy, so are not suitable for permanent residence.

A management company has been set up to manage the communal areas of The Old Wood Yard and on completion the new owners will be given shares in the company.

Connections to mains electric and water with drainage via a private sewage system.
