Cnocbhuan House is accessed by a hardwood door to the entrance hall which has a tiled floor. To the right of the hall is the living room which has a reclaimed solid maple wooden floor and features the original stone wall in the centre of which sits a Morso wood-burning stove on a quarry tiled hearth with stone surround and wooden mantle. A window to the front overlooks the garden.

To the left of the hall is the kitchen/dining room which has quarry tiled floor. The kitchen has a good range of modern floor and wall units with solid oak doors and a granite effect work-surface. There is an Electrolux oven with four-ring ceramic hob, a Bosch Logic fridge and a Hotpoint dishwasher. A door opens to a good-sized utility room which in turn leads to the rear garden.
The dining area has plenty of space for a large table. There is a central feature of a Royal range (requires a replacement flue) which is inset with a wooden mantle.

An opening leads to the extension which has a small hall with a good range of storage cupboards. A door opens to bedroom one which is a large double room with a window to the front enjoying views of the garden. There is a bathroom which has a three-piece suite in white comprising WC, hanging wash hand basin and a large free-standing cast iron clawfoot bath. A hatch in the hallway ceiling gives access to a fully-floored, full-height loft space covering the whole area of the extension, providing substantial additional storage and potential for upgrading to a living space.

Returning to the hall and a wooden staircase rises to the upper floor landing where there are two double bedrooms and the shower room. Bedroom two has painted wooden floorboards and the original cast-iron fireplace. There is a window to the front enjoying views over surrounding croft-land and mountains. Bedroom three, again, has painted wooden floorboards and a window to the front.

The shower room has a large walk-in shower which is fully tiled around. There is a WC and wash hand basin over a vanity unit.

External
To the rear of the property steps lead to a grassed garden area to the right of which is a stone byre/outbuilding which offers useful storage and further development potential. There is parking to either side of the cottage. Across from the property is a walled garden area which is planted with perennials and ornamental bushes. There is a seating area and a shed.

There is also a further larger garden area which is planted with fruit trees. Although this is not within the Title of the property our clients have enjoyed the sole use of this for many years and see no reason why this should not continue.

Cnocbhuan House is situated in a quiet location in the scenic village of Scourie which has a local shop and post office, a primary school, garage, hotel, restaurant/bar and a cafe along with a lovely beach in a small, sheltered bay. Scourie is situated on the North Coast 500 and is a popular tourist destination. There is a secondary school at Kinlochbervie just 14 miles north and a bus is provided for the children.

Ullapool, some 44 miles away, has a greater range of facilities and shops, restaurants, pubs and hotels as well as the main ferry terminus to Stornoway in the Outer Hebrides.

Travelling by car Inverness can be reached from Scourie in 2 hours and this vibrant city has modern shopping centres, theatre, cinemas, hotels and a hospital. Inverness airport offers numerous flights to a variety of destinations.

For the outdoor enthusiast the impressive coastline, Geopark and unique mountain landscape offer plenty of adventure. The local rivers and lochs offer the fisherman ample sporting opportunities.

From the south follow the A9 north over the Kessock Bridge. At the Tore roundabout take the 2nd exit onto the A835 signposted to Ullapool. Continue to follow A835 through Ullapool for a further 17 miles before turning left onto the A837. Follow this road for 8 miles turning right onto the A894. Continue on this road for 17 miles until you reach Scourie. Take the first right opposite the school and follow this back-road until you reach Cnocbhuan House on the right-hand side with a blue door.
