Description

Pear Trees, which extends to approximately 4,320 square foot, was built in 1928 and is not listed. From 2019 to 2022 the property underwent significant renovation with careful attention to the Sussex vernacular style and the use of sympathetic materials. Please refer to the brochure for more information on the works carried out.

The re-design of the layout, included extending the drawing room to create a fabulous triple aspect room with lovely views of the gardens.

The semi open plan reception, dining and kitchen area is both practical and sociable in design. The integrated French windows lead out onto the stone terrace that encircles the house, ideal for outdoor dining in the summer months. As well as a fully fitted kitchen, there is a separate utility area, which leads down to the sitting room/cinema room.

Upstairs, there is an excellent balance of accommodation as each of the bedrooms has access to a bathroom. The principal suite has a charming Juliet balcony and lovely view over the gardens, towards the paddock. Throughout, the property has been elegantly interior designed.

The gardens have been beautifully landscaped around the house. The stone terrace, with colourful planted raised beds and an ornamental pond, provides a lovely approach to the front door and outlook from the drawing room. Expanses of lawn and a variety of mature trees characterise the gardens beyond.

The outdoor pool is surrounded by a substantial, York stone terrace and is fenced for safety. The pool is heated by air source and has a solar cover. The magnificent pool house has a fitted kitchenette with breakfast bar, oven, microwave, fridge, hob and dishwasher. There is space for sitting or dining inside, a separate changing room and a bathroom. A staircase leads down to the impressive wine cellar.
Adjacent to the pool is the sheltered tennis court, which has an asphalt surface.

The garage building has a double garage and separate single garage. An external staircase leads up to a home office with a kitchenette and ensuite shower room. There is a 7kw cable for an electric vehicle.

Nestled in the grounds is a detached bothy. This building is designed in a similar style to the main house. Inside, there is a studio room with vaulted ceiling, two sets of French windows, a fitted kitchen and a shower room.

On the opposite side of the gravel drive to the main house, the paddocks have post and rail fencing. The compact, brick-built stable block comprises two boxes and a tack room. There is a wooden stable block with 3 boxes adjacent. There is a hard-standing to the front of the stable block and direct access into the paddock.

Land
The land comprises pasture and mature woodland. The pasture is currently leased informally for grazing horses. Timber from the wood is used for the fires in house. Within the woodland is a pond, which is stream fed. There are no public rights of way across the property.

On the opposite side of the lane to the property there is a bridlepath, which allows for riding out straight from the property. For walking, there is a footpath located just beyond the South West boundary of the property, which connects to a network of footpaths across Arundel Holt and Hammonds Wood.

Location

Pear Trees is located on Horsebridge Hill, just outside the discreet, rural hamlet of Bedham, surrounded by the idyllic countryside of the South Downs National Park.

The nearest village is Fittleworth, which is steeped in history. The name derives from Fitela’s weorth, in Old English, meaning ‘the enclosure of Fitela’, an Anglo Saxon name reference, which also features the poem, Beowulf. The popular village pub, The Swan Inn, dates to the 14th century and served as a coaching stop for royal courtiers travelling between London and the south coast. Famous artists, including John Constable and JMW Turner frequented the village and, more recently, the pub’s guest book features some notable entries, including Rudyard Kipling.

Fittleworth Stores is a community shop, cafe and post office, which also has a playground. There is a village hall, which hosts a variety of gatherings and clubs and the village has a primary school.
The surrounding area is ideal for outdoor enthusiasts. The South Downs Way provides scenic walking, cycling and riding routes, characterised by rolling hills, valleys and panoramic views.

Pear Trees is less than 4 miles from the delightful market town of Petworth, which has a rich cultural heritage, numerous antique shops, galleries, furniture shops and cafes. Petworth House, which is open to the public, is managed by the National Trust.

Bosham and Chichester Harbour, which are 21 miles and 33 miles away respectively are popular destinations for sailing enthusiasts. Other local destinations include; Goodwood Racecourse and Goodwood Motorcircuit, The Kennels Private Members Club at Goodwood, Cowdray Park Golf Club and Polo Club,
