Prior to this it was owned for a number of years by two brothers who adored Carie, particularly for the plethora of wildlife that was attracted to these lands throughout the year.

Carie comprises an attractive composition of land types. The holding extends from the banks of Loch Tay on the southern boundary and encompasses productive grazings before rising up on to the hill ground. Wonderful views can be enjoyed from much of Carie and in particular from the grassy braes above the loch which offer far reaching vistas of the surrounding countryside.

The land at Carie is well suited to support a stock enterprise with a balanced combination of ground ranging from the productive pasture fields which are used for lambing and producing hay and silage. The majority of the farm is well fenced with all fields and hill enclosures benefitting from either natural or private, piped water supplies. The land is classified by the James Hutton Institute for Soil Research as classes 4-6 (meaning the land is suitable for holding livestock and for planting trees) and it sits between 120m and 470m above sea level. The land varies from gently sloping to steeper slopes and is predominantly south facing. The farm is run in hand and typically runs a flock of black face ewes across the holding.

The highlight of Carie is the shore frontage onto Loch Tay. There is approximately 2km of sheltered shoreline providing direct access to this majestic and much admired loch. The frontage offers a number of wonderful places to enjoy both land and water based activities in complete seclusion from the outside world. Included in the ownership are rights to moor a boat at nearby Killin and fishing rights for both trout and salmon on Loch Tay.

Lot 1 - Carie East
Carie East extends to about 70 acres and it is centred upon a traditional homestead sitting within a ringfenced block of farmland. At the core of Carie East is a modest farmhouse and outbuildings which provide all that is required for the day to day operation of the farm. The land, which lies to the front and side of the farmyard is gently rolling and it offers good housing for livestock.

Farmhouse
Carie Farmhouse lies in a well screened position a short distance from the public road and it is approached via a short drive which terminates at the back of the farmhouse. The farmhouse sits in a mature, fenced garden which is laid to lawn and flanked by mature hardwood trees.

The house is of stone construction with a harled exterior under a slate roof. The internal layout of the house is typical of its age and style and it provides functional living and bedroom accommodation over two floors. The ground floor includes a galley kitchen, utility room, sitting room, bedroom and shower room. Both the sitting room and the bedroom enjoy views over the garden and beyond to the south side of Loch Tay.

Land
The land extends to 70 acres in total and comprises permanent pastures, rough grazing and woodland. The land lies to the south of the public road and rises from 170m above sea level at its lowest point, close to the south eastern boundary, and gently rises to its highest point of 220m above sea level close to the public road on the northern boundary.

The land is particularly attractive and comprises undulating farmland providing useful shelter for stock. The land closest to the farmhouse is gently sloping and has a southerly aspect which is ideal for lambing / calving when stock needs to be closely monitored.

Lot 2 - Carie

Lot 2 adjoins Lot 1 to the north, south and west. The land is split by the public road and it extends to about 1,046 acres. The land comprises permanent pastures, ancient oak woodlands, rough / hill grazing and access onto Loch Tay. The land rises from 110m above sea level on the southern boundary by Loch Tay to 470m above sea level at its highest point on the northern boundary. The land is currently utilised for farming purposes with the upper areas being well suited for grazing during the summer months.

Loch Tay
The highlight of Carie is the shore frontage onto Loch Tay. The frontage extends to over 2km and much like the rest of Carie it has a south facing aspect. The sheltered shoreline comprises shingle bays, beaches and rocky outcrops providing a variety of spots to enjoy picnics, barbeques, wild swimming and activities on the water. There may also be potential to build a boathouse, adding further appeal to this part of the farm. Access to the shore is predominantly by foot, however there is a rough track down to the lochside which is accessible by an all-terrain vehicle.

Included in the sale are fishing rights for both trout and salmon on Loch Tay and permission for a boat to be moored at Killin adjacent to the Killin Hotel. Further details are available from the selling agent.

Habitat and Nature
The varied and natural habitats across Carie support a wonderful ecosystem which attracts a diversity of wildlife, flora and fauna. Across much of the land there are curlews, golden plover, birds of prey and deer. In the spring and summer months the grasses, bogs and heather come to life with beautiful colours typical of Perthshire’s highland landscape.

Running along the shoreline is the Carie and Cragganester Woods SSSI (Site of Special Scientific Interest). These beautiful upland oak woodlands offer a mosaic of habitats that provide a haven for wildlife, flora and fauna and a tranquil space to walk and enjoy the surroundings.

Woodland Creation
Given the natural topography of the land to the north of the public road and its south-facing aspect, there is excellent potential for woodland creation. This area is free from conservation or environmental designations, making it particularly suitable for such projects. According to the Perth and Kinross Woodland and Forest Strategy, the land is designated as having ‘potential’ for new woodland initiatives.

In recent years, the vendors commissioned surveys and, in October 2023, submitted a planting application to Scottish Forestry for a mixed commercial and native planting scheme. This scheme was approved in September 2024.

Although the planting scheme was approved and a contract issued at the time, it was not signed and has since expired.

Location

Carie lies in a glorious setting on the northern side of Loch Tay below the Ben Lawers mountain range. Ben Lawers is Scotland’s 10th highest Munro and the highest mountain in the Southern Highlands. The slopes leading down from Ben Lawers, marching with Carie, belong to the National Trust and form a Natural Nature Reserve which is renowned for its rich arctic-alpine flora.

Loch Tay is Scotland’s 6th largest loch and is over 14 miles in length and over one mile wide at its widest point. The loch and surrounding area attract visitors from far and wide who come to enjoy a wide variety of watersports including fishing, sailing, paddle boarding, canoeing and swimming at the shingle beach at Kenmore. The area around Loch Tay is known for its dramatic and beautiful landscape offering many other outdoor activities including golf, hill climbing, shooting, stalking, cycling or simply walking.

The pretty village of Killin (7 miles) lies at the head of Loch Tay and is home to the Falls of Dochart, a spectacular series of rapids which runs through the centre of the village. For convenience there are local shops and a medical centre. Aberfeldy (16 miles) is the nearest town and offers most essential services, including a medical centre. The town is well known for the quality of its independent shops, cafés and restaurants including the famous Watermill bookshop and the privately owned Birks Cinema which screens mainstream films and hosts a variety of community activities.

Primary schooling is available in Kenmore (10 miles*) with secondary schooling at the highly regarded Breadalbane Academy in Aberfeldy. There is a good selection of renowned co-educational private schools in Perthshire including Strathallan, Craigclowan (prep), Glenalmond, Morrison’s Academy and Ardvreck (prep).

Perth (47 miles) offers a selection of professional services, shops, cultural and leisure facilities including Scotland’s most northerly racecourse nestled in the parklands of Scone Palace. Glasgow (70 miles) and Edinburgh (80 miles) are both within easy reach thereby making this area popular as a second home and holiday destination. Both cities offer a wide range of services with each having mainline train stations and international airports which connect Scotland to the rest of the United Kingdom and beyond.
