This particularly attractive landscape features undulating farmland that provides useful shelter for livestock. The land closest to the farmhouse is gently sloping with a southerly aspect, making it ideal for lambing and calving when close monitoring of stock is essential.
In recent years, some fields have been reseeded and have successfully produced crops of silage and hay. Beyond these improved fields, the land slopes into rougher pastures before crossing the Allt Coire a’ Chonnaidh burn, then rises again toward the southernmost boundary of Lot 1.
A small area of Lot 1, approximately 1.5 acres, is designated as a Site of Special Scientific Interest (SSSI). This area forms part of the Carie and Cragganester Oak Woodland, highlighting the ecological value of the land.
Location
Carie lies in a glorious setting on the northern side of Loch Tay, below the Ben Lawers mountain range. Ben Lawers is Scotland’s 10th highest Munro and the highest mountain in the Southern Highlands. The slopes leading down from Ben Lawers, adjoining Carie, belong to the National Trust and form a National Nature Reserve renowned for its rich arctic-alpine flora.
Loch Tay is Scotland’s 6th largest loch, stretching over 14 miles in length and more than a mile wide at its broadest point. The loch and its surrounding area attract visitors from far and wide who come to enjoy a wide variety of watersports, including fishing, sailing, paddleboarding, canoeing, and swimming at the shingle beach at Kenmore. The dramatic and beautiful landscape around Loch Tay also offers many other outdoor activities such as golf, hill climbing, shooting, stalking, cycling, or simply walking.
The pretty village of Killin, located 7 miles away at the head of Loch Tay, is home to the Falls of Dochart—a spectacular series of rapids that run through the centre of the village. For convenience, there are local shops and a medical centre.
Aberfeldy, 16 miles away, is the nearest town and provides most essential services, including a medical centre. The town is well known for its high-quality independent shops, cafés, and restaurants, including the famous Watermill bookshop and the privately owned Birks Cinema, which screens mainstream films and hosts a variety of community activities.
Primary schooling is available in Kenmore (10 miles), with secondary education at the highly regarded Breadalbane Academy in Aberfeldy. There is also a good selection of renowned co-educational private schools in Perthshire, including Strathallan, Craigclowan (prep), Glenalmond, Morrison’s Academy, and Ardvreck (prep).
Perth, 47 miles away, offers a range of professional services, shops, and cultural and leisure facilities, including Scotland’s most northerly racecourse nestled in the parklands of Scone Palace. Glasgow (70 miles) and Edinburgh (80 miles) are both within easy reach, making this area popular as a second home and holiday destination. Both cities offer a wide range of services, with mainline train stations and international airports connecting Scotland to the rest of the United Kingdom and beyond.
