Location
North Wootton is a charming village between Wells and Pilton, surrounded by glorious countryside and ideal for walking, cycling, and access to the wider Somerset landscape.

North Town Lane is a quiet lane which runs from the east side of the village northwards towards the hamlet of Worminster and beyond to Wells.

Carter’s Cottage is one of a very pleasant cluster of houses and cottages being within a short walk of the church and village amenities.

Description
The handsome and attractive cottage, built of blue lias with sandstone detailing and a slate roof. A date plaque above the front door reads 1803, suggesting an extension to an even earlier core.
The cottage is set behind a pretty front garden enclosed by a stone wall and gate. Layered planting including lavender, roses, geraniums and daisies creates a charming and naturalistic welcome.
Internally, the cottage is full of charm and character. Original pine joinery, tiled floors, an inglenook fireplace and fitted bookshelves give a sense of warmth and timelessness. The layout offers adaptable living space over two floors.
The front door opens into a large sitting room (24’), featuring an inglenook fireplace with wood-burning stove, fitted bookshelves, and exposed pine joinery.
From here, a door leads to the dining room, which extends seamlessly into a garden room/conservatory — a beautiful light-filled space with French doors opening onto the terrace and garden.
The kitchen has a traditional feel with a Belfast sink, tiled splashbacks, timber shelving, and space for a central table.
A rear hall links to a ground floor bedroom (Bedroom 3), a cloakroom (loo) and a shower room with basin, airing cupboard, and space for a washing machine.

First floor
Stairs rise to a half landing, dividing access to two areas: To the right is Bedroom 2, a charming double with a fitted washstand.
To the left is a large study, with built-in bookshelves and a door to a further cloakroom (loo and basin).
Beyond is Bedroom 1, a generous room with double aspect, excellent views, bookshelves, and an en suite bathroom (bath and basin).

Outside
The cottage is fronted by a walled garden with ornamental planting and a gate leading to the front door. A private driveway at the side provides parking for a couple of vehicles and leads through to the rear garden.
The rear garden is a particular highlight — beautifully designed and planted, with a large, paved sun terrace adjacent to the conservatory and hall.
Beyond lies a delightful mix of lawns, deep planting borders, mature hedges (privet, box and more), and a romantic pergola with espaliered fruit trees and climbing roses. There are two timber garden sheds, a soft fruit cage, and a further lawned area ideal for a summerhouse or studio (STP). The garden enjoys excellent privacy and countryside views.
