Description
We do the same as all other estate agents, we just do it that much better. How? Simple, we have better photos, a better more detailed write-up to describe your home, an honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really easy to be so much better...and backed up by our fantastic Google reviews.
We understand completely just how stressful selling and buying can be, we too have been there in your shoes. What we do know is, that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help you move better.
Listen, it's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.
Located in one of the most popular and exclusive residential areas in St Matthews Park in Buckly, sits No.156 Rhuddlan Road. It can be found right at the end of this quiet and secluded Cul-de-Sac, so if you've got children and you love them, this home is in an ideal position.
You're a brisk walk into Buckley town centre, walking distance of the local schools, Dr Surgery, Pubs and restaurants, as well as many other useful things and just a short drive from the A55, with Broughton Retail Park being less than 10 minutes away by car. If you work from home there's a separate office in the garden too.....everything you'll need in a home can be found right here!
Pulling up outside, this is one very impressive looking family home. The double garage was knocked down and professionally converted back in 2018, so that a self-contained extension could be added. This has now become a very handy Granny Annex.....although the lady living there probably won't forgive me for calling it this.....she's a very young granny! We'll cover the Annex at the end......main house first.
As we step through the front door, with its three inset frosted windows that let the light flood in, we are greeted by the large, expensive porcelain tiled floor. This is the first clue as to the type of home we are about to look around. A beautiful turned staircase leads us to the first floor, while an array of doors open to the downstairs quarters.
The first door on our immediate left opens into the spacious lounge. This 21ft room can easily swallow up any type of large sofa you'd care to get in here. Running the full length of the house, it's kept nice and bright, thanks to the bay window at one end, with a set of patio doors at the other opening out onto the rear patio area. This is a room for large family gatherings - Christmas, Yom Kippur, Diwali, Hanukkah - whatever you're celebrating, you'll have room to squeeze them all in!
The next room from the lounge, walking anti-clockwise, brings us to the Gym. Don't be alarmed those who are afraid of the Gym, it can be a room for whatever takes your fancy. This was originally a dining room, although when you see the kitchen, you'll know you won't be dining in here. So, it could make a great office (you won't need that either), or it could be another lounge/snug, even bedroom six. This is a versatile home, one that can change with your needs as the family grows or leaves, whichever you're lucky enough to be going through. A bay window gives this room extra appeal, as do the mirrored walls and cushioned floor.
Next along the hallway is the downstairs cloakroom. This is probably the most useful room downstairs, especially the older we get, and once you've had one, you'll never be without one again. With all of the usual suspects that you'd expect to find, with a contemporary WC and a rather snazzy vanity wash-hand basin, with the lovely tiled floor seeping in here too. A radiator keeps you nice and toasty and a frosted window allows plenty of light in and keeps those prying eyes out....not that it's that kind of area.
A door opens to the large understairs cupboard, you know that useful place for where we use the things daily, but don't necessarily want on show....no, not for the In-Laws!!!
The next door opens into the impressive kitchen / diner / family room. This is a good 38ft and what a room this is, it offers something for everyone. If you love to entertain large gatherings of people, then you can easily in here. There's a fabulous central island with a granite worktop, with bar stools on one side and useful storage cupboards on the other. It's a place to sit and socialise sipping cocktails, or just to hunker down and eat your breakfast before rushing off for school or work.
The kitchen area has glossy units and the the floor throughout this room is Karndean - obviously - there are integrated appliances to keep you in the 21st Century, as well as an extravagant wine cooler.
The dining area allows for a large dining table and chairs to fit in comfortably, ideal for large or small gatherings or Poker evenings, whichever come first! There's a set of Bi-Fold doors at the end of the room, to allow for that Al-Fresco dining experience, without getting wet. These bring the inside out and add to the ambiance of this space.
Towards the centre of the kitchen there is a recess that fits a large sofa, so that the social gatherings can get comfy, while you, the gourmet chef, can prepare some tasty treats for them.
Now, failing that, you can slide off into the utility room, go out via the side door, pay the 'Just Eat' delivery driver, slide back inside again, open the packets in peace and plate them, ready to astound your 'none the wiser' guests! I must point out, I've been here for dinner and I know the owner.....she thinks I'm stupid, I know this old trick!
From the Bi-Fold doors we step out into the outside. This is a large and very private landscaped garden, to the front and rear. There is a house overlooking the garden, however, there are no windows in it, so it's a very private place to relax and sunbath.
There is also a fully functioning office room / studio, hobby room, out in the garden. This was built for the pair to work, so as to feel that they actually get away to work, rather than working indoors at home. Electric, light and heating, with incredible fibre, so if you can work from home, there's another box to tick off......your pen must be nearly empty buy now!
At the other end of the garden is a large shed, for all of the gardening stuff you need but want to hide and then a large patio area runs around to the front of the home. Again, it's a very private and secluded space with a high brick wall for security. The front garden also runs all the way along this wall, on the other side, so if you wanted more garden, take this wall down and rehouse it - or if you needed more parking, remove the grass and replace it with gravel.
Back indoors and upstairs. The landing is spacious and light, thanks to thee front facing window.
There are four generous double bedrooms, two of which benefit from stylish, and recently renovated en-suites. This is a home for one very lucky family. It's got comfort and style in spades.
The modern family bathroom features a stylish bath with a hand held and fixed rain-forest shower over it, a handy vanity unit with lots of storage space. There is a floor to ceiling tiled wall, chromed heated towel rail to keep you nice and cosy and a frosted window for natural light.
You also have the whole attic for more storage if required. One thing I've noticed, the larger the family, the need for more space to store all the stuff we love to keep.
Stepping outside and to the side of the home, we come to another door, this time opening into the SELF-CONTAINED ANNEX
This is the real Gem of this home. If Mum or Dad or both want to come and live with you, then this space is perfect. It also means that they can donate some money towards the purchase of this luxurious family home, thus making it easily more affordable for you. You get to see them when you or they want, and they help you achieve a goal....getting a dream home.
Through the front door and we enter into a small lobby, with the staircase rising up to our left and a doorway straight in front leading into the lounge area.
Beautifully finished, with cream thick carpet, whoever lives here will be spoiled again. It's a large spacious room, capable of taking two sofas as well as other freestanding pieces of furniture. It's kept nice and bright courtesy of the front facing bay window, that offers just that little bit more useful space.
A door at the rear of the room opens into the kitchen / dining room. Now, many a time I hear the phrase kitchen / diner and it really never stands up to requirements.....but here, it does that and so much more.#
With its pitched roof and dual Velux windows for added light, there are two patio doors opening into the rear garden, so light is something that will never be an issue. An open-plan stylish kitchen offers all you'll need to create some culinary delights. There's a handy portable Island with a wooden work-surface, to match the other two fixed in the kitchen. It's dual aspect windows provide depth to this rather lovely space.
Again. This space has been designed for more than just one or two people in mind, a place for the grandkids to stay while you're out partying or at work, or somewhere for the Bridge Club to descend....options are what you have, and that's rare in a modern home at this price.
Moving up the turned staircase, we come to the bedroom. It's a large double room adorned with fitted wardrobes and space for bedside cabinets. Your window helps keep it bright and also offers views over the front.
Another door opens into the third en-suite in this property. Again, this has been recently fitted out, you have a large walk in shower with floor to ceiling stylish tiles, a wash hand basin with hovering vanity unit, WC, a chromed heated towel rail and let's not forget the frosted window for added natural light.
I think this just about wraps this fabulous home up....any more questions, please feel free to call up and ask.
