Description

This four-bedroom house between Belsize Park and Hampstead was designed by the award-winning WEBB Architects. With an air source heat pump, air ventilation system, solar panels, underfloor heating and a living roof, the house has strong eco credentials. Over 1,840 sq ft of space unfolds over three bright storeys, with a neat garden unfolding in front. For travel across the city, Hampstead and Finchley Road Underground stations can be reached in nine minutes.

The Tour

This contemporary house is set behind a gated private driveway, in a secluded spot where bamboo trees line a paved path to create a sense of remove. Light-coloured brickwork, grey zinc panelling and large windows framed in black-painted aluminium form the façade of the house.

Entry is to a voluminous reception room, where floor-to-ceiling glazing fills the room with light and frames views of the garden. Plank wooden floorboards run underfoot, with a large walk-on glass panel cleverly built into the floor to provide light to the floor below. An integrated bespoke entertainment unit/storage is washed in a Farrow and Ball duck-egg blue, and there is a WC on this floor.

A set of stairs descends to the lower-ground floor, where a kitchen by Day True is situated. A central island has a Bora induction hob, wild oak units and charcoal soapstone worktops, while additional kitchen units are finished in a light olive shade with Buster and Punch details. There is a double oven, and space for a large fridge/freezer. Soaring ceilings and skylights maximise natural light in the kitchen and dining area, creating a bright and voluminous space. There is a walk-in pantry next to the kitchen, leading to a utility room.

The principal bedroom also sits on this floor. Here, bespoke fitted wardrobes provide plenty of storage space, while well-positioned skylights allow light to pour into the room. Adjacent to the bedroom is a tiled bathroom with a teal-coloured roll-top bathtub and terrazzo splashback. Two Kast cement basins and Vado brushed black taps complete the ensemble. From here, there are two glass doors; one leads to a shower room with a built-in speaker, and the other to a WC. An additional WC is also situated on this floor.

From the reception room on the ground floor, a captivating floating staircase with wooden treads and white balustrade ascends to the first floor. There are two additional bedrooms upstairs, both with full-height corner windows that overlook the garden and integrated custom wardrobes. There is an additional smaller bedroom on the first floor, which could also be used as a study.

A shared bathroom is also located on this floor and has a bathtub, terrazzo tiling and built-in shelving.

Outdoor Space

A west-facing garden at the front of the house is bordered by bamboo to create a sense of privacy and remove. There is plenty of space for outdoor dining in the setting sun.

Shared off-street parking is available, with an electric car charging point.

The Area

Fitzjohns Avenue is a wide, tree-lined street between Belsize Park and Hampstead; St John’s Wood and Primrose Hill are also within walking distance. As such, there are a host of excellent independent shops, restaurants and cultural hubs nearby. The Swiss Cottage Farmers’ Market, which takes residence every Wednesday, and the Hampstead Theatre are both approximately a 10-minute walk away, on Eton Avenue.

Belsize Park is a short distance to the east; here, popular spots include The Washington pub, famed locally for its Sunday roasts, and Terra Moderna, a delicious Antipodean-inspired Italian restaurant.

The Basil Spence-designed Swiss Cottage Library and Swiss Cottage Leisure Centre and swimming pool, and the Odeon cinema and IMAX are approximately a 12-minute walk away. The shops, delis and cafes of England’s Lane, including boulangerie and patisserie Sable d’Or, are close by, as well as a Waitrose in Finchley Road.

The green spaces of Hampstead Heath and Primrose Hill Park are both around a 20-minute walk away, with Regent’s Park a little further to the south.

There are a number of excellent schooling opportunities in the area, including Holy Trinity CofE, St Mary’s, North Bridge House and South Hampstead High School.

Finchley Road Underground station (Jubilee and Metropolitan lines) is a nine-minute walk away, and there are good bus and cycle routes in the area.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
