Description

44 ASH LANE,
WELLS, SOMERSET, BA5 2LS

Set in a peaceful and leafy part of central Wells, 44 Ash Lane is a handsome Arts & Crafts-style house offering light-filled living space, period character, and exceptional gardens of approximately a quarter of an acre. The home is beautifully situated in this sought-after and well-established residential area — within walking distance of the High Street, Cathedral, schools and other amenities.

The property offers around 1,900 sq. ft. of living space (plus a double garage), with scope to extend subject to planning consent. This includes a hall, a large sitting room, family room, dining room, kitchen, utility, cloakroom, 4 bedrooms and a bathroom. It’s ideal for families of all sizes looking for flexible space, outdoor lifestyle potential, and a welcoming, walkable location.

In addition, the mature gardens are a delight and provide parking.

Location
Ash Lane is widely regarded as one of the best residential addresses in Wells — a peaceful, established road made up of individual character homes of various styles and sizes. It’s just a short stroll to local schools (including Wells Cathedral School and The Blue School), plus shops, cafes, sports clubs and the historic city centre.
Wells itself offers a vibrant mix of amenities, markets and cultural events, all beneath the stunning backdrop of Wells Cathedral and The Bishop’s Palace. The city is surrounded by beautiful countryside, and offers easy access to Glastonbury, Bruton, Bath and Bristol

It is also close to various footpaths, the most notable being the West Mendip Way. These link up to a vast network which access the beautiful surrounding countryside including the AONB of the Mendip Hills.

No. 44 stands well back from Ash Lane in a mature garden and enjoys privacy and a peaceful setting.

Description
Internally, the house is full of period charm and natural light, with generously proportioned rooms and several lovely original features including bay windows, fireplaces, and picture rails. The layout flows very well, with practical living at its core.
On the ground floor, a wide entrance hall leads to three principal reception rooms. The sitting room is a particularly elegant space with a fireplace (with log burner), and French doors opening onto the garden. A second, cosy family room also features a deep bay window to the front. The dining room adjoins the kitchen and includes a gas stove, bespoke fitted dresser and lovely garden views through the large rear window.
The kitchen is well-fitted with a tiled floor, wall tiling, plenty of cupboard space and appliances including a waste disposal fitting, double oven, hob, extractor, dishwasher and fridge. It also has a wide picture window overlooking the garden. AA side door leads to a useful utility/boot room and cloakroom area.

Upstairs
The first floor has four bedrooms — three doubles and a single — plus a very impressive bathroom with a bath, wc., large walk-in shower, and twin basins. Two of the bedrooms feature built-in vanity basins, and the third bedroom also has a basin and enjoys a wide rear-facing window with green views.

Outside
The garden is a real highlight — approximately a quarter of an acre, beautifully mature and private. A large, paved terrace adjoins the back of the house, ideal for al fresco dining and entertaining, with steps leading up to a wide lawn edged with borders, trees, and established planting. There’s also a wildlife pond, a small shed, and plenty of room for children to explore or keen gardeners to enjoy.
