Description

This well-finished one-bedroom house is in a superb position between Nunhead, Peckham and Brockley. Its interior spaces are characterised by light and tonal warmth, creating a resolutely peaceful atmosphere. There is a large garden behind the house, carefully cultivated by its current owner. Nunhead station is a few minutes away and runs quick services to Victoria and Blackfriars.

The Tour

The house is positioned within a 1970s-built terrace on Gibbon Road, a peaceful street close to Nunhead Cemetery, one of London's 'Magnificent Seven'.

Its interiors have been sensitively opened up, making excellent use of space. The ground floor is home to the open-plan kitchen, living and dining room, with a dedicated office space tucked away in the front corner. Cork flooring runs throughout, adding warmth and tactility to the design. The spaces flow towards the garden at the rear, where glazed doors welcome light in and allow for a seamless connection between indoors and out.

The kitchen extends along one wall, realised in bespoke ply cabinetry with white cabinet fronts and worktops and open ply shelving. Built-in appliances include an electric hob, an electric oven, a dishwasher, a washing machine and a fridge/freezer. Wonderfully sociable, a dining area is currently arranged centrally, while the living spaces occupy the rear of the plan towards the garden. Slats of plywood gently separate the front office from the rest of the room, their open nature allowing light to flow around the plan.

A set of stairs ascends to the first floor, where the bedroom and bathroom are situated. The cork flooring continues here, visually linking both levels. Positioned at the front of the plan, the bedroom is illuminated by light that floods in through two large windows. Built-in birch ply wardrobes offer ample storage space.

The bathroom has a generous walk-in shower, with textured stone tiles decorating the walls and floors. A large skylight in the roof's pitch ushers light in.

There is ample eaves storage, which is easily accessible via the staircase, as well as loft space.

Outdoor Space

Extending behind the house is a beautiful garden that unfolds over two levels, with paved steps leading the way down. New decking has recently been added here, and the garden is planted with grasses, rosemary and lavender, and birch trees, supplied by the local Nunhead Gardener. The garden feels wonderfully peaceful and secluded, and receives copious amounts of afternoon sunshine.

The Area

Gibbon Road is brilliantly positioned for the best of Peckham, Nunhead and Brockley. Nearby Nunhead High Street has a traditional butcher, baker and fishmonger, plus the ever-popular Mosey cafe and Alkemi Store. Peckham is an increasingly popular area of south-east London, in part due to its excellent independent restaurants, bars and cafés, including perennial favourites Kudu, Forza Wine, Levan, and Artusi.

The beautiful Nunhead Cemetery is just a few minutes’ walk from the house. The cemetery was consecrated in 1840 and is one of the seven great Victorian cemeteries established in a ring around the outskirts of London. Peckham Rye Park & Common is also nearby.

The cafés, restaurants and bars of Brockley are all within easy reach, including the now-legendary Browns of Brockley coffee shop, wine bar Joyce, and L’Oculto for excellent tapas. Other local favourites include Salthouse Bottles, for wine and beer, and the community-owned pub Ivy House. Brockley farmers’ market runs nearby every Saturday.

Nunhead Station is a few minutes away, which runs services to Victoria and Blackfriars, as well as to Sevenoaks in the other direction. Queens Road Peckham is around a 12-minute walk away, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Southern trains also run from here to London Bridge with a journey time of around seven minutes.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
