WELL DESIGNED WITH PREMIUM QUALITY MATERIALS
Natural red cedar cladding needs no finishing to be incomparable, with its variations in colour within the same board ranging from pinkish beige to dark red, this wood has very few knots and fine graining. Western red cedar cladding is the preferred choice for those who want to build naturally and sustainably, using a wood whose beauty, weather resistance and natural rot-proof qualities are universally recognised. It is reserved for exceptional projects, and red cedar is undoubtedly the wood of choice for the finest eco-responsible architectural creations.

HISTORY AND PLACES TO VISIT
The woods of Clamart were the scene of battles between the Gallic troops of Camulogenes and the Roman troops of Labienus in 52 B.C. Julius Caesar mentioned a Roman camp in the First Battle of Paris, which may have been located in Clamart.

For a long time, the Clamart plateau was an agricultural area where peas were grown. The culinary term ‘à la Clamartoise’ means that a dish is accompanied by fresh peas. Later, some of the quarries were used to grow button mushrooms, the possible origins of the button mushroom boom. It is said that one of Emperor Napoleon's officers around 1814 took refuge in an abandoned quarry where large quantities of mushrooms had been dumped, enabling him to survive.

LE HANGAR Y:- built for airships in 1879 from parts of the machine gallery at the Universal Exhibition can be visited in the Bois de Clamart. In Julius Caesar's Commentaries on the First Battle of Paris, mention is made of a Roman camp that may be located near the Carrefour de l'Anémomètre today.

L'OBSERVATOIRE DE MEUDON :- offers visitors a spectacular view of Paris from the terrace of the Château de Bellevue, built for Madame de Pompadour in 1750. Unfortunately, the château was demolished in 1823.

MUSÉE DE SÈVRES :- The royal porcelain factory was set up in Sèvres in 1756, under the direction of Madame de Pompadour.

MUSÉE D'ART ET D'HISTOIRE DE MEUDON :- has a painting by Langlacé dating from 1818 showing fields stretching from Meudon to Paris in the distance.

RODIN MUSEUM IN MEUDON :- The Villa des Brillants was bought in 1895 by Auguste Rodin (1840-1917). He entertained celebrities such as Edward VII, Eleonore Roosevelt (1884-1962), the painter Eugène Carrière and the sculptor Antoine Bourdelle, who also lived in Meudon. Rodin used to visit his friend, the dancer Isadora Duncan (1877-1927), who had set up her dance school nearby in 1913, at the Pavillon de Bellevue, now Place Aristide-Briand.

LES CARRIÈRES DE CLAMART
In 2010, when an application for planning permission was submitted, the Inspection Générale des Carrières (IGC) was informed so that it could assess the risk of nearby underground galleries. This is mandatory for all new buildings in the Paris region.

A map from 1773 shows no small wheels symbolising underground extraction shafts in Clamart, but a valley with a flowing stream. In 1834, seven quarries were in operation in Clamart. The golden age of building stone was between 1830 and 1914.

The Paris-Versailles railway was inaugurated in 1840 (Clamart was the first stop on the line), and the fortifications of Paris (Thiers wall built between 1841 and 1844). Both projects required large quantities of stone and, to avoid costly transport, the stone was quarried as close as possible to where it was to be used. According to a 1900 map, there were 11 quarries within a kilometre of the property.

DPE rating D.
However, DPE measurements do not take into account the positive factors of the microclimate of the garden and the Montrous reserve, which improve quality of life and reduce energy consumption during the summer.
1. The Mediterranean garden, which requires no watering, and the reserve create a microclimate during heatwaves, with temperatures 4°C lower than in central Paris. This is due to the shade provided by the trees and plants and the transpiration of water through the stomata in the leaves, which helps to cool the air.
2. The garden terrace is white, reflecting light away from the house instead of absorbing it and then radiating heat.
3. The house faces north-east and south-west and the windows are set back by walled balconies, so that they do not receive direct sunlight at the hottest times of the day.
4. The open basement acts as a temperature regulator and cooler in summer.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
