The Property
Downsfold is ideally situated in the tranquil and much sought after hamlet of Little Bognor a stone’s throw from Petworth and Fittleworth. Downsfold is detached and has origins dating back to the 17th Century, but has been extended over the years; the property is beautifully presented and is constructed of brick and stone under a clay tiled roof. The ground floor living space is spacious and provides excellent living and entertaining spaces. The kitchen / breakfast room is open plan and has a lovely aspect of the surrounding gardens. For winter months there is a Calor gas fired Aga under an exposed brick chimney breast and for the summer months there is a Rangemaster. It can be accessed via a charming oak framed porch with under bench storage and a less formal but useful access for dog and muddy boots via the boot room / utility. There are three generous sized reception rooms with oak beams and either woodburning stoves or a jetmaster as well as two smaller reception rooms currently used as a study and a library/music room. A WC completes the ground floor. To the first floor is the master suite with dressing room and bathroom ensuite plus 3 (or 4) further bedrooms a family bathroom and family shower room. All are beautifully presented with ample storage and an abundance of light.
Gardens and Grounds
Downsfold is approached via a gravelled driveway with two points of entry and ample parking for several cars. The double garage is substantial and has a covered undercroft on two elevations to ward off wet weather and is ideal for a log store. It has a large studio above accessible from a stair in the garage, it also has a large former stable and store with basin – these units could be adapted. There is further garaging in the brick-built workshop located to the left of the driveway. The greenhouse is a beautiful feature at the foot of the drive. The separate two-bedroom cottage makes a perfect Airbnb or ‘granny/nanny annexe’. It is fully standalone and its patio garden is discreetly shielded from the main house with mature plants and shrubs. It is beautifully presented and features flagstone flooring, and a electric faux log burner. The gardens are mainly laid to lawn, with shrub and flower borders with an abundance of colour when in full bloom, and a sunny terrace, perfect for outdoor dining.
